Job Summary
The Janitor is responsible for maintaining a clean, safe, and orderly environment across residential buildings and grounds. This position performs routine cleaning, grounds upkeep, minor repairs, and assists with unit turnover and maintenance tasks. The technician plays a key role in delivering a positive resident experience by ensuring all common areas and exterior spaces reflect Evergreen’s standards of care and cleanliness.
Key Responsibilities
General Cleaning & Upkeep
Clean common areas such as lobbies, restrooms, stairwells, laundry rooms, kitchens, offices, and multi-purpose spaces.
Perform deep cleaning of vacant units during turnover, including floor care and trash removal.
Remove graffiti, debris, and litter from both interior and exterior property areas.
Assist with “trash-outs” in vacated units and haul items to designated disposal areas.
Grounds & Exterior Maintenance
Walk property daily to pick up litter, remove pet waste, and check for hazards.
Remove snow and apply salt to walkways during winter months.
Assist with seasonal landscaping tasks such as mowing, edging, trimming, weeding, and mulching (if no dedicated Groundskeeper is on-site).
Support exterior work such as fence repair, painting, or screen replacement.
Light Maintenance Support
Perform minor repairs such as unclogging toilets, replacing closet doors, fixing screens, or light painting.
Replace light bulbs and monitor lighting in hallways, stairwells, and exterior areas.
Respond to assigned work orders and assist maintenance team with basic repairs.
Maintain clean and safe mechanical rooms and storage areas.
Safety & Compliance
Follow all company safety policies and OSHA guidelines.
Identify and report unsafe conditions immediately (e.g., broken steps, lighting outages, leaks).
Use personal protective equipment (PPE) and handle chemicals according to MSDS and label instructions.
Maintain a “safety-first” approach during all work.
Additional Duties
Distribute resident notices, flyers, newsletters, or pest control communications.
Assist with pool upkeep as directed (if applicable).
Track and store tools and cleaning supplies in a clean and organized manner.
Education & Experience
High school diploma or GED required.
Minimum of 2 years’ experience in janitorial, custodial, or property cleaning roles.
Experience with light maintenance or working with professional cleaning tools preferred.
Licenses & Certifications
Pool certification required for properties with a pool.
Valid driver’s license preferred but not required.
Technical & Physical Skills
Basic knowledge of cleaning agents, safety procedures, and janitorial equipment.
Familiarity with hand tools (wrenches, screwdrivers, ladders, etc.) and power tools (drills, buffers, etc.).
Ability to read work instructions, safety labels, and property notices.
Must be capable of lifting and moving heavy objects (see Physical Demands below).

Must be able to lift/move up to 75 pounds regularly and up to 150 pounds occasionally.
Use of ladders, carts, cleaning equipment, and hand tools is required.
