Pre-Construction Coordinator
Position Overview
The Pre-Construction Coordinator supports project development by managing estimating, takeoffs, and pre-construction coordination activities to produce accurate bids, schedules, and feasibility assessments. This role partners with estimators, project managers, subcontractors, and vendors to ensure complete pre-construction packages, accurate cost forecasting, and timely delivery of proposals while maintaining compliance with insurance and contract requirements.
Key Responsibilities
- Perform detailed quantity takeoffs and prepare accurate cost estimates for pre-construction bids and proposals.
- Coordinate pre-construction activities, including scope definition, value engineering, constructability reviews, and schedule development.
- Serve as the primary coordinator between estimators, project managers, subcontractors, and vendors to gather scope, pricing, insurance certificates, and lead times.
- Prepare and assemble bid packages, proposals, alternates, and required documentation for internal review and client submission.
- Manage subcontractor solicitation and qualification processes, ensuring compliance with subcontractor insurance and bonding requirements.
- Maintain and update project estimating databases, bid logs, and tracking tools; prepare bid summaries and variance analyses.
- Use Autodesk and/or build management software to review plans, produce takeoffs, and collaborate on document control.
- Respond to RFIs, clarify scope with design teams, and document revisions to maintain updated estimate assumptions.
- Support bid presentations and work with sales/project teams to communicate pricing rationale and risk assessments.
- Participate in post-bid reviews and lessons-learned sessions to improve estimating accuracy and pre-construction workflows.
Qualifications
- 3 years of experience in estimating, pre-construction, or construction coordination with demonstrated takeoff experience in projects ranging from $100 - $500 M
- Strong proficiency in quantity takeoffs, cost estimating methodologies, and construction scope development.
- Experience coordinating with subcontractors and vendors, including managing subcontractor insurance certificates and compliance.
- Familiarity with Autodesk tools (Revit, AutoCAD) and build management or project management software (preferred).
- Excellent written and verbal communication skills; ability to prepare clear proposals, bid narratives, and correspondence.
- Detail-oriented with strong organizational skills, ability to manage multiple bids and priorities under tight deadlines.
- Ability to read and interpret construction drawings, specifications, and contract documents.
- Team-oriented mindset with problem-solving skills and the ability to support both estimating and project teams.
- Associate or Bachelors degree in Construction Management, Engineering, Architecture, or related field preferred.
- Prior experience with subcontractor solicitation, vendor management, and familiarity with insurance and bonding requirements is a plus.
