Job Overview
The Maintenance Assistant/Technician ensures that the overall functions of the building premises are in good, safe operational order; this role is responsible for minor repairs and coordinating outside services for major or specialized repairs, in addition to assisting the Maintenance Director as needed.
Responsibilities
- Inspect the interior and exterior of all buildings on the premises for wear or damages that require repair or equipment replacement
- Record specific requests from managers for repairs. Identify whether it is a minor repair which can be handled internally or, if necessary, receive required bids from outside sources for major, or specialized (e.g., electrical wiring, etc.) repair
- Make minor repairs related to Plumbing, Electric, and Carpentry.
- Replace defective or worn items (e.g., light bulbs)
- Support residents with mobility assistance and transportation needs as required.
- Schedule, monitor, and approve major repairs done by outside contractors.
- Understand and keep current of federal, state, and local regulations that affect building operations such as OSHA, etc
Qualifications
- Ability to read and interpret documents such as safety rules, operatingandmaintenanceinstructions, and procedure manuals.
- Strong mechanical knowledge including familiarity with programmable logic controllers, welding, electrical systems, and maintenance tasks.
- Ability to write routine reports and correspondence.
- Excellent customer service skills with a focus on building relationships with residents and their families.
- Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
- Proficient in English; additional language skills are an advantage.
- Ability to deal with problems involving several concrete variables in standardized situations
- Knowledge of using tools such as an ohmmeter for basic electrical troubleshooting is desirable.
- Current driver's license
Education & Experience:
- HS Diploma or GED equivalent or one year certificate from college or technical school or three to six months related experience and/or training; or equivalent combination of education and experience.
Physical Requirements:
- While performing the duties of this job, the employee is regularly required tostandand walk
- The employee frequently is required to stoop, kneel, crouch,or crawl.
- The employee must frequently lift and/or move up to 30 pounds and occasionally lift and/or move up to 50 pounds.
Job Type: Full-time
Pay: $22.00 - $26.00 per hour
Expected hours: 36 – 43 per week
