Senior Estimator/ Preconstruction Manager

Summary:
The Senior Estimator is responsible for preparing and/or coordinating the preparation of comprehensive proposals on large and complex manufacturing projects. This often requires the ability to coordinate and lead the preconstruction effort with both in-house and outside resources. As a key role in our organization, the Senior Estimator is expected to build effective relationships with team members, external customers, clients, suppliers and subcontractors.
Responsibilities
Preconstruction Planning & Management:
- Lead preconstruction efforts including strategic planning. Manage internal and external resources to develop comprehensive proposals including scope documents, conceptual budgets, detailed estimates, alternates, and schedules
- Ensure detailed scopes-of-work documents are developed. Review SOWs and coordinate with design teams to ensure project requirements are accurately captured.
- Perform constructability reviews to identify potential issues and recommend efficient solutions.
- Prepare detailed cost models, value engineering assessments, and risk management plans.
- Develop and update project schedules to align with project milestones and client expectations.
- Identify and evaluate project risks. Engage project team to develop and implement risk mitigation strategies.
- Engage in design review processes to ensure constructability and cost-effectiveness.
- Develop and analyze alternates & value engineering ideas including comprehensive analysis of cost, schedule and quality impacts. Effectively communicate value engineering options to client.
- Manage subcontractor procurement with operations team.
Client/ Subcontractor Relationships & Business Development:
- Cultivate and maintain strong relationships with clients to ensure satisfaction and repeat business.
- Lead and participate in client presentations, proposals, and interviews.
- Collaborate with the leadership team to identify business opportunities. Identify new project opportunities through market awareness and industry relationships
- Trade organization participation
- Dedicate personal time to building relationships with current and potential clients & trade partners
- Build and maintain strong relationships with subcontractors and vendor partners including outreach to subcontractors/suppliers.
Qualifications:
- Minimum of 3-5 years of preconstruction experience within the industrial construction industry (5 years preferred).
- Prior experience with warehouses, data centers, or mission critical is required.
- Bachelor’s degree in construction management, engineering, architecture, business/finance or related field of study is preferred but not required.
- Well-versed in cost estimating, design/build and design/assist project delivery, scheduling, and project planning.
- Excellent verbal and written communication skills. Communicates clearly and consistently with customers & team members
- Ability to build and maintain strong working relationships across multiple stakeholders
- Detail-oriented problem-solver with the ability to multitask and manage multiple projects. Ability and willingness to take calculated risks to achieve project goals. Able to lead project teams and clients to decisions with imperfect information.
- Sense of urgency and a high degree of personal responsibility, initiative and integrity.
- Ability to travel to multiple job sites as needed

- Comfortable in fast-paced, candid work environments
- Minimum of 10 years’ experience as an estimator for a commercial General Contractor; experience in Manufacturing, Life Science, and/or Healthcare preferred.
