Position Summary
The Assistant Maintenance Technician supports the Maintenance Supervisor and property team with the overall maintenance operations of the community. This position is responsible for completing service requests, preventative maintenance, unit turns and maintaining a safe and attractive living environment for residents. HVAC certification is required, along with the ability to diagnose and repair HVAC systems.

Essential Duties & Responsibilities
- Complete resident service requests in a timely and professional manner
- Perform HVAC troubleshooting, repairs, and preventative maintenance
- Assist with apartment make-ready preparation, including plumbing, electrical, appliances, and general repairs
- Conduct preventative maintenance inspections and maintain accurate records
- Perform daily property inspections to identify maintenance needs and safety concerns
- Maintain community appearance, cleanliness, and curb appeal
- Assist with emergency maintenance situations as needed
- Maintain inventory of tools, supplies, and equipment
- Follow all company policies, safety procedures, and OSHA guidelines
- Provide excellent customer service and maintain positive resident relations
- Support the Maintenance Supervisor and team with daily operational needs
- Minimum of 1-2 years of multifamily maintenance experience preferred
- HVAC certification required (EPA certification preferred)
- Experience troubleshooting and repairing HVAC systems
- Knowledge of plumbing, electrical, appliance repair, and general building maintenance
- Ability to work independently and prioritize tasks effectively
- Strong communication and customer service skills
- Ability to lift, carry, and move maintenance equipment and supplies
- Must have reliable transportation and a valid driver's license
- Must be available for on call/emergency maintenance rotation as required
- Multifamily apartment maintenance experience
- Experience completing unit turns and preventative maintenance programs
