Position Summary
The Maintenance Technician is the on-site expert responsible for maintaining the safety, functionality, and overall quality of the property. This hands-on role manages daily repairs, preventative maintenance, and general upkeep across HVAC, electrical, plumbing, and other building systems while incorporating smart-home technology and connected devices. Skilled in troubleshooting and servicing appliances such as high-efficiency laundry and smart appliances. Working closely with property managers and residents, the technician ensures smooth operations, timely service, and a consistently well-maintained environment. Key Responsibilities
General Maintenance & Repairs
- Perform maintenance tasks including HVAC, electrical, plumbing, painting, carpentry, and appliance repairs, including smart-home technology and connected devices.
- Complete service requests efficiently and professionally.
- Inspect and prepare vacant units for turnover.
- Maintain cleanliness of buildings and grounds, including trash removal.
- Assist with snow removal as needed.
Work Order & Systems Management
- Manage and complete work orders through the online maintenance ticketing system.
- Forward and track work orders requiring third-party services.
- Maintain accurate records of hours, assignments, inspections, and repairs.
- Monitor and maintain inventory of supplies, tools, and equipment.
- Safely operate and maintain company vehicles.
Collaboration & Communication
- Work closely with the Property Manager and Maintenance Supervisor to achieve maintenance goals.
- Provide excellent customer service while maintaining a professional, resident-focused demeanor.
- Report maintenance issues and resident concerns promptly.
- Attend inspections and coordinate special projects as assigned.
- Oversee and inspect work performed by third-party vendors.
- Participate in training, evaluations, and scheduling activities.
- Ensure compliance with OSHA, fire safety, health, and building codes.
Emergency & After-Hours Response
- Participate in the on-call rotation.
- Respond promptly to after-hours and emergency maintenance situations.
Financial Reporting & Budgeting
- Track expenses and help ensure cost-effective operations.
- Provide accurate reporting within the property management software.
- Estimate costs for maintenance and repair projects, including labor, materials, and subcontractor services.
Compliance & Standards
- Adhere to all company policies, procedures, and legal regulations.
- Uphold property and brand standards to ensure a well-maintained, resident-ready community.
- Support resident engagement and community events through maintenance readiness.
Education & Experience
- High school diploma or equivalent; technical or vocational training preferred.
- 2-3 years of experience in property, multifamily, hospitality, or facilities maintenance.
- Proven hands-on repair and troubleshooting expertise.
Technical Skills & Knowledge
- Advanced HVAC knowledge; certification preferred.
- Working understanding of mechanical, electrical, and plumbing systems.
- Familiarity with smart appliances, connected devices, and other tech-savvy equipment is highly preferred.
- Ability to safely operate a variety of hand and power tools.
- Strong mechanical aptitude and problem-solving skills.
- Proficient in Microsoft Office Suite, Bluetooth connectivity, Wi-Fi configuration, and common operating systems (Windows, macOS, Android, iOS).
- Experience with smart-home and access control systems including ButterflyMX, Salto, Apple Home, Google Home, and Yale Multifamily solutions, preferred but not required.
- Familiar with AppFolio and other property management platforms; preferred but not required.
Safety & Physical Requirements
- Strong commitment to safe work practices and PPE use.
- Ability to work in demanding conditions (heat, cold, heights, confined spaces).
- Valid driver’s license, auto insurance, and reliable transportation.
- Ability to lift up to 40 lbs.
- Availability for on-call and occasional evenings/weekends.
