Consultant, Land and Right of Way

ERM
Minneapolis, MN Full Time
POSTED ON 4/30/2026
AVAILABLE BEFORE 5/28/2026
Bring your land, right-of-way, and stakeholder expertise to projects that power communities and advance a more sustainable future. At ERM, experienced consultants have the opportunity to step into complex, high‑impact infrastructure projects while helping shape how energy systems are responsibly planned, built, and maintained.

Why This Role Matters

As critical energy infrastructure expands and modernizes, securing land access and maintaining trusted relationships with property owners and stakeholders is essential. In this role, you will play a key part in enabling electric transmission and distribution projects to move forward—balancing regulatory, technical, and community considerations while supporting responsible development across diverse landscapes.

What Your Impact Is

As a Consultant, Land & Right of Way, you will serve as a trusted partner to clients, landowners, and project teams—helping to negotiate, secure, and manage land rights that allow essential facilities to be constructed, operated, and maintained. Your work will directly support project delivery, risk management, and long‑term client success across the upper Midwest and beyond.

Required

What You’ll Bring

  • 3 years of experience supporting land and right‑of‑way projects (e.g., electric transmission, pipelines, or similar linear infrastructure), preferably in a consulting environment
  • Demonstrated ability to manage multiple priorities and deadlines while contributing to high‑performing, collaborative project teams
  • Strong communication, negotiation, and relationship‑building skills with landowners, clients, and regulatory stakeholders
  • Ability to work independently while also collaborating with multidisciplinary subject matter experts
  • This position is not eligible for immigration sponsorship

Preferred

  • Bachelor’s or Master’s degree in law, planning, geography, or a related field
  • IRWA or similar professional registration
  • Experience supporting environmental reviews, facility siting, permitting, or land access strategies
  • Exposure to power generation, electrical transmission, renewable energy, mining, oil & gas, or technology sector projects

Key Responsibilities

  • Support multiple projects simultaneously, serving as Deputy Project Manager to help ensure delivery meets scope, schedule, budget, and quality expectations
  • Build and maintain relationships with existing and prospective clients to identify opportunities and support project growth
  • Negotiate and secure land agreements—including rights‑of‑way, leases, licenses, grants, and fee purchases—with private landowners, corporations, and government agencies
  • Act as a liaison between property owners and clients, fostering transparent and professional communication
  • Assist with deed and title research, land investigations, and land valuation activities (excluding appraisals)
  • Support permitting activities, including preparation and submission of applications for crossings, access, building, and transportation permits
  • Assist with damage investigations, claims assessment, and settlement negotiations
  • Supervise staff, third‑party land agents, and subcontractors as needed
  • Develop proposals, scopes of work, schedules, budgets, and progress reports
  • Support resource planning, workflow coordination, and financial tracking
  • Manage project land budgets and prepare regular financial and progress reports

For the Consultant, Land and Right of Way position, the anticipated annual base pay is $75,740–$96,582 (USD). Actual pay will depend on factors such as education, experience, skills, location, performance, and business needs. In some cases, pay may fall outside this range. This role may be eligible for bonus pay (casual and fixed term/flex force employees are not bonus eligible).

We offer a comprehensive benefits package, including paid time off, parental leave, medical, dental, vision, life, disability, AD&D insurance, 401(k) or RRSP/DPSP, and other applicable benefits to eligible employees.

Note: Bonuses, commissions, and other forms of additional compensation are not guaranteed and subject to the sole discretion of ERM and its policies and procedures.
