What You'll Be Doing
As a Residential Representative for the Subsidy Services Team, you'll play a key role in supporting our subsidy residents by managing housing authority payments, ensuring accurate financial transactions, and partnering with property teams to optimize revenue and resolve account-related issues. The Residential Representative partners closely with on-site and regional property management teams, housing authorities, and centralized support functions to ensure accurate subsidy processing, resident satisfaction, and financial integrity across all accounts.
Subsidy Resident Account Management
The successful candidate's starting pay will be determined based on job-related skills, experience, and qualifications.
Machines, Tools and Equipment, Software: Computer with internet and email capabilities, telephone, and photocopier.

What You'll Be Doing
As a Residential Representative for the Subsidy Services Team, you'll play a key role in supporting our subsidy residents by managing housing authority payments, ensuring accurate financial transactions, and partnering with property teams to optimize revenue and resolve account-related issues. The Residential Representative partners closely with on-site and regional property management teams, housing authorities, and centralized support functions to ensure accurate subsidy processing, resident satisfaction, and financial integrity across all accounts.
Subsidy Resident Account Management
- Manage subsidy resident accounts, payments, adjustments, and move-in/move-out transactions in MRI.
- Recreate subsidy resident ledgers to ensure accuracy and compliance with housing authority requirements.
- Manage housing authority payments, including reconciliation of Housing Assistance Payments (HAP) and resident rent portions.
- Monitor subsidy-related account activity to ensure accurate and timely posting of all transactions.
- Monitor resident accounts in MRI and perform detailed account research to ensure accurate posting of rent, utilities, and related charges.
- Generate Statements of Deposit and Accounts (SODA) for move-outs and cancelled applicants, detailing refunds and charges against security deposits.
- Process resident account adjustments including concessions, late fees, utility billing, credits, and corrections.
- Perform monthly reconciliation of resident accounts and support accounting close processes.
- Partner with on-site and regional teams to resolve inquiries and monitor housing authority inspections.
- Serve as a liaison between corporate, property management, and subsidy-related stakeholders to ensure timely and accurate resolution of account issues.
- Respond to Resident Notes and property inquiries in a timely, respectful, and thorough manner.
- Support training and guidance for on-site teams related to subsidy and resident account processes.
- Handle return payments, delinquency reports, and generate notices for distribution.
- Monitor trends and help maximize income opportunities across markets, including subsidy-related revenue streams.
- Identify process gaps and recommend improvements to enhance financial accuracy and operational efficiency.
- Communicate findings and performance insights to regional management on an ongoing basis.
- Validate that evictions and subsidy-related transactions tie out with third-party filings and are processed in accordance with company policies and state and housing authority regulations.
- Maintain working knowledge of applicable state laws and housing authority requirements related to subsidy and resident collections.
- Ensure all financial and subsidy-related transactions are accurately reflected in resident ledgers and supporting systems.
- 4 years of professional experience in property management, bookkeeping, accounting, or customer service.
- Strong attention to detail and analytical skills.
- Excellent communication and problem-solving abilities.
- Proficiency navigating MRI ledgers and managing a high-volume workload.
- Experience working with subsidy resident accounts and housing authority payments strongly preferred.
- Ability to interpret financial data, resolve discrepancies, and ensure accuracy across multiple account types.
- Strong collaboration skills with on-site teams, regional leadership, and centralized operations partners.
