What You’ll Be Doing:

As a member of the FP&A team, the Analytics Manager – Property Operations brings a strong understanding of financial and operational processes, along with advanced analytical and problem-solving skills, to advise regional leadership on portfolio performance and uncover strategic opportunities.


This role is responsible for leading operational analysis, preparing and facilitating monthly financial reviews, developing and managing property operating budgets, and driving special projects across an assigned portfolio. Success in this role requires the ability to translate complex data into clear, actionable insights, communicate effectively with senior stakeholders, and influence decision-making.


You will collaborate closely with regional teams and cross-functional business partners, serving as a trusted advisor to the VP of Property Management. This includes guiding teams on how to leverage financial reporting tools and ensuring alignment with national reporting standards, while applying local market insight and business acumen to address market-specific needs.


The ideal candidate is highly proficient in financial modeling, Excel, and reporting systems (e.g., MRI, Essbase, BI tools), with strong organizational skills and the ability to manage multiple priorities in a fast-paced environment. A collaborative mindset, attention to detail, and the ability to balance logical and strategic thinking with execution are critical to success in this role.


ESSENTIAL FUNCTIONS:

  • Lead monthly operational and financial review processes for the assigned portfolio, including analyzing performance metrics, identifying trends and risks, recommending corrective actions
  • Analyze operational, financial, and market data to identify performance trends, business issues, and opportunities related to occupancy, revenue, expenses, overtime, headcount, and other key metrics; synthesize findings into clear, actionable insights for leadership.
  • Serve as the primary financial and operational partner to the VPPM and regional leadership team by responding to questions, troubleshooting reporting and data issues, and providing guidance on financial results, budget variances, reconciliations, and emerging trends.
  • Prepare and manage annual operating budgets using historical performance, current trends, leadership input, and other relevant business assumptions.
  • Support acquisitions and new developments by preparing and reviewing operating budgets, completing initial data intake and helping ensure smooth operational and financial transitions.
  • Conduct compliance-related research and support field teams in evaluating adherence to company policies, procedures, and reporting requirements.
  • Build, maintain, and improve recurring and ad hoc reports using company systems and tools, including MRI, Essbase, Power BI, and Excel; Extract, organize, and analyze large datasets to support business decisions.
  • Identify process improvement opportunities, recommend solutions to operational challenges, and partner with regional leadership to implement new policies, procedures, and performance improvement strategies.
  • Train and support leaders on the effective use of financial systems, reporting tools, and operational data to strengthen decision-making and consistency across the portfolio.
  • Act as a liaison between regional operations and business partners by coordinating resources, gathering information, and supporting special projects and other strategic initiatives as assigned.
  • Performs additional analysis, special projects and other duties as assigned by the VP Property Operations and/or VPPM.
  • Represents the Company in a professional manner at all times. Consistently maintains a professional, courteous attitude when dealing with residents, coworkers and the general public.

JOB QUALIFICATION REQUIREMENTS:

  • College degree, preferably in Accounting/Finance, or equivalent property management experience is required.
  • Analytical skills are necessary with the ability to leverage technology to gather information. Excellent written and verbal communication skills are essential.
  • Proficient with (on-line) automated accounting systems, Excel, Essbase and Google.
  • Must be able to supervise, organize and prioritize workload for numerous projects/tasks at one time.
  • Flexible to operate in multiple environments and teams.

SALARY: $108,000 - $119,000 per year; in addition to base salary, a discretionary annual % bonus is provided.

The successful candidate's starting pay will be determined based on job-related skills, experience, and qualifications.


PHYSICAL AND VISUAL ACTIVITIES:

Ability to hear and speak well enough to converse verbally over the phone and in-person (expressing or exchanging ideas by means of the spoken or written word). Ability to interpret, evaluate and communicate detailed written or verbal instructions to others accurately and easily. Able to see well enough to use the computer effectively and read written communications. Ability to lift, push, pull or carry up to 15 pounds for the dissemination of documents, supplies, materials, etc. to various locations throughout the office/facility. May be required to climb stairs depending on the property structure.
