As we continue to expand our portfolio of exciting projects in Northern California, we’re seeking passionate Project Managers to join a growing team that delivers exceptional outcomes for our clients. The Project Manager will play a pivotal role in managing public and private real estate development and capital portfolio projects and have comprehensive knowledge of the real estate development lifecycle, approval processes, and regulations.

 

The Project Manager will build and maintain strong client relationships, serving as the central point of contact for both internal stakeholders and external partners. You will lead efforts to streamline communication, drive strategic decision-making, and optimize the performance of the client’s real estate assets. Your Role:

 

As a Project Manager, you will interface with Epicus clients and project teams through a successful process of strategic real estate planning, design, and construction of new buildings, tenant improvement buildouts, and facilities assignments. Some of the ways you will support our projects are:


  • Lead and manage all phases of life sciences capital projects, including planning, design, construction, and close-out, ensuring successful delivery within scope, budget, and schedule.
  • Oversee stakeholder engagement, needs assessments, qualitative program reviews, business case development, and entitlement management to define and verify project goals and objectives.
  • Serve as the primary liaison between clients, architects, engineers, contractors, consultants, and city officials, fostering strong partnerships and effective collaboration throughout the project lifecycle.
  • Lead procurement efforts for design, construction, peer reviews, and specialty consultant services, including drafting scopes, evaluating proposals, negotiating contracts, and authorizing contract execution and purchase orders.
  • Take the lead in preparing and implementing the project execution plan, project kick-off activities, meetings, presentations, and ongoing project communications to ensure alignment with client objectives and company goals.
  • Manage the design and construction phases, including oversight of architectural and engineering drawings, bid documents, contractor coordination, and agency approvals to ensure program, budget, and schedule conformance.
  • Provide high-level construction administration and coordination, including oversight of meetings, progress reporting, RFIs, submittals, cost control, schedule management, FF&E coordination, and contractor performance.
  • Direct and continuously monitor project budgets and schedules using web-based project controls; perform meaningful financial and schedule analysis and proactively identify and resolve potential risks, changes, or impacts.
  • Organize and evaluate value engineering alternatives in collaboration with owners and design teams to support financial and performance objectives.
  • Manage all aspects of project administration, including resource planning, contract compliance, forecasting, invoicing, progress draw reviews, issue resolution, and strategic decision-making.
  • Oversee architects’ review of contractor and vendor onsite activities to verify compliance with contractual documents, design intent, schedules, and workmanship standards.
  • Observe and report on construction activities and construction-related issues, ensuring timely escalation and resolution.
  • Establish, lead, and document project meetings; clearly communicate project status, risks, and mitigation strategies to stakeholders.
  • Motivate, mentor, and direct internal project teams (Assistant Project Managers and Project Managers), ensuring accountability, performance development, and achievement of project milestones.
  • Oversee the project close-out process, ensuring all deliverables, documentation, financial reconciliation, and contractual requirements are completed successfully.
  • Drive business development efforts, including leading RFQ/RFP responses, proposal development, presentations, interviews, and contract negotiations, and ensuring a seamless transition from business development to project execution.
  • Represent the company at industry events, conferences, and networking opportunities to strengthen brand presence and support business development initiatives.



Qualifications:


  • Minimum of 4 years of project management experience within life sciences capital projects
  • Bachelor’s or associate degree in engineering, architecture, construction management, business, or related field.
  • Certification as a Project Management Professional (PMP), Certified Construction Manager (CCM) or LEED AP is desired.
  • Preferred project or construction management experience with Fortune 500 corporate real estate/facilities organizations and/or California public sector projects.
  • Experience in the Northern California market, having strong relationships with clients, design firms, general contractors, and stakeholders (utilities, community outreach, etc.)
  • Knowledge of the real estate development lifecycle, approval processes, and regulations, from programming, entitlement and design through construction and operations.
  • Highly motivated, ambitious and demonstrated business acumen, with a track record of exceeding targets. Expert at building relationships and earning trust.
  • Detail-oriented and analytical, excellent communication skills, strong organization and time management skills, and ability to operate independently.
  • Advanced MS Office computer skills (Word, Excel, Teams, and PowerPoint).
  • Familiar with project management tools and systems such as ProCore, P6 and BlueBeam.
  • Ability to travel as required to project locations, meet with clients, and attend industry events.
  • Must be legally authorized to work in the United States. Verification of employment eligibility will be required at time of hire. Visa sponsorship is not available for this position.

Salary : $120,000 - $140,000
