Position Overview:
The Maintenance Technician is responsible for the overall upkeep, safety, and functionality of a large 96-unit apartment community. This position requires a well-rounded skill set in general maintenance, preventative care, and property operations. The ideal candidate is dependable, takes pride in craftsmanship, and ensures that residents enjoy a clean, comfortable, and well-maintained living environment.
Key Responsibilities:
General Maintenance & Repairs
- Perform daily maintenance requests and ensure timely completion of work orders.
- Troubleshoot and repair HVAC systems, plumbing, electrical issues, and basic appliance malfunctions.
- Complete carpentry, drywall, painting, and minor structural repairs as needed.
- Conduct preventative maintenance inspections on units and common areas.
- Assist with vacant unit turns, ensuring apartments are rent-ready on schedule.
On-Call & Emergency Response
- Participate in a rotating on-call schedule (two weeks per month).
- Respond promptly to emergency maintenance situations during assigned on-call periods.
- Communicate effectively with management regarding after-hours incidents and follow-up needs.
Vendor Coordination & Oversight
- Identify maintenance needs that require outside vendor support.
- Coordinate scheduling, access, and follow-up with vendors and contractors.
- Ensure all vendor work meets community standards and safety requirements.
Seasonal & Exterior Maintenance
- Oversee basic lawn care, landscaping upkeep, and seasonal grounds maintenance.
- Prepare and maintain the outdoor pool during open season, including water testing, cleaning, and compliance with safety regulations.
- Perform snow preparation and removal duties, including salting and clearing walkways.
- Assist with exterior projects such as lighting, signage, and curb appeal improvements.
Operational Support
- Maintain inventory of tools, equipment, and maintenance supplies.
- Record completed work orders and inspection findings accurately in property management software.
- Report recurring issues, safety hazards, or capital improvement needs to management.
- Collaborate with the property team to maintain high resident satisfaction and strong community standards.
Qualifications:
- Minimum 1 year of apartment or property maintenance experience preferred.
- Working knowledge of plumbing, electrical, and appliance repair.
- Pool operator certification (or willingness to obtain upon hire).
- Ability to lift up to 50 lbs and perform physical labor as needed.
- Valid driver’s license and reliable transportation required.
- Strong communication skills, reliability, and attention to detail.
- Availability for on-call rotation and emergency response.
Schedule & Compensation*:
- Full-time position: 8AM - 5PM, Monday - Friday, with rotating on-call schedule (two weeks per month).
- Benefits and paid time off available after probationary period.
