Position Summary
The Maintenance Supervisor is responsible for coordinating and supervising the maintenance personnel and personally performing maintenance activities.
Appropriate placement on the Alabama Community College System salary schedule E2-03.

Essential Duties and Responsibilities
At a minimum, the essential functions of this position shall include:
- Schedules and prioritizes maintenance work orders.
- Schedules maintenance and repair of campus assigned vehicles with passenger safety being the ultimate objective.
- Ensures upkeep and maintenance of all buildings, fixtures, furnishings, and equipment.
- Ensures that air conditioning and heating of buildings are functioning, and controls are properly set.
- Maintains proper lighting levels at all times in all buildings on campus, including such areas as offices, classrooms, hallways, storage and utility rooms.
- Maintains and ensures that all outside lights are always functioning properly.
- Provides and supervises daily work schedule of maintenance, custodial, and work study personnel under the supervision of the maintenance department.
- Manages leave requests, purchase orders, and maintenance records for the maintenance department in such a way as to not disrupt normal functioning of the department.
- Inspects entire campus daily and supervise litter clean-up.
- Provides and supervises ground maintenance staff or contract to include grass cutting and tree trimming, shrubbery trimming, fertilizing, mulching, watering, and clearing of grass.
- Keeps drains open under sidewalks.
- Clears all fallen branches from campus.
- Lubricates, checks oil, and water on equipment each day before use.
- Periodically cleans all parking lots.
- Uses mature judgment in applying rules and regulations in emergency situations.
- Supervises the setting up of equipment, tables, chairs, etc. for special events.
- Eliminates any situation which may be hazardous to students, employees, or visitors.

Qualifications
Required Qualifications
- Bachelor degree in a related field from a regionally accredited institution OR equivalent recent relevant full-time work experience (two years of full-time recent relevant work experience for every one year of college)
- Three (3) years of related experience.
- Ability to work flexible hours.
- Ability to think quickly, clearly, and analytically when confronted with a problem.
- Current and valid driver’s license.
- Excellent communication skills (both verbal and writing).
- Excellent customer services, specifically calm and friendly service.
- Ability to operate a motor vehicle, tractor, and standard business office machines.
- Ability to manage competing priorities and stressful situations.
- Ability to carry out instructions furnished in written, oral, or diagram form.
- Possess problem solving capabilities to diagnose problems and determine appropriate pathways of correction.
Preferred Qualifications
- Industry certification in the technical field of HVAC, Plumbing, Electrical, Carpentry, or similar field.
- Supervisory experience.
- Ability to operate a motor vehicle, tractor, and standard business office machines.
- Ability to read and follow blueprints.
- Ability to calculate percentages, fractions, etc.
