Job Description Summary:
The Senior Regional Property Manager is an experienced leader with a proven track record of driving results. This role is pivotal in executing the company’s operational strategy for the assets within their portfolio. The Sr. RPM will manage the implementation of operational plans and KPIs across the region and directly supervise on-site Community Managers.
  • Responsible for strategic planning with community teams/District Manager to meet or exceed expectations
  • Understand, analyze, and review available reports with team members to drive progress
  • Analyze trends, identify areas of opportunity, and develop detailed plans for improvement
  • Know and understand pipeline metrics and how to consistently drive positive leasing results
  • Maintain positive NOI on community P&Ls month over month
  • Complete periodic site visits and complete necessary reporting for community feedback and Vice President review.
  • Create monthly portfolio reviews and present them to the senior/executive team members
  • Set and review annual community budgets with emphasis on year-over-year growth
  • Create and manage capital budgets ensuring projects are completed to scope, on time, and within budget
  • Oversee the operations of the community, including ensuring that curb appeal, vendor management, rehabs, and general projects are being done timely, within budget and Enterprise Residential guidelines
  • Oversee all property accounting to ensure managers are implementing best practices
  • Lead, Manage, and Develop Teams while Collaborating Effectively with Operational Support Divisions (Compliance, Marketing, Learning and Development, Accounting, Engineering)
  • Provide continuous support to community teams ensuring team members have clear expectations and the tools to succeed
  • Conduct regular staff meetings and 1:1s with direct reports and provide regular guidance and direction while providing feedback and encouragement
  • Collaborate with various departments and key stakeholders to collect feedback and align on priorities, direction, and expectations
  • Effectively evaluate team members and manage staffing changes as necessary
  • Perform weekly status calls with the Community Manager and Leasing personnel
  • Drive a customer-centric culture through resident-focused initiatives
  • Advocate for and represent the needs of residents and drive strategies and plans to ensure the timely resolution of concerns that arise
  • Must exhibit traits consistent with company values and lead team members to do the same
  • Ensure that all work processes are followed, and that work is done in compliance with Fair Housing laws, rules, regulations, and policies
SUPERVISORY RESPONSIBILITIES:
  • Yes, the Sr. RPM will oversee 1 Assistant Regional Property Manager and their portfolio. This individual is responsible for supervising, training, and offering ongoing support to all direct reports, ensuring the growth and success of each community in their portfolio.
ESSENTIAL SKILLS, EXPERIENCE AND TALENTS:
  • Minimum of 5 years property management experience in affordable housing programs required or management experience in a related field, with at least three years in a supervisory role, and a minimum of three years of multiple-site residential management experience within the DC Metro Area preferred.
  • Strong financial acumen; Demonstrated ability to understand basic financial statements and to manage expenses and revenue within budgets.
  • Ability to read financial statements, balance sheets, and prepare ownership reports is A MUST
  • Ability to generate good standing relationships w/ external agencies
  • Bachelor’s degree preferred.
  • Track record of delivering both individual and team results
  • An exceptional track record of driving revenue growth and controlling expenses
  • Proven success as a team leader and working across multiple functions
  • Experience in budget creation and P&L management required
  • Ability to solve problems and innovate when needed
  • Ability to learn and apply new information quickly and consistently
  • Recover quickly from setbacks
  • Ability to coach, counsel, motivate, develop, and inspire others
  • Excellent written and oral communication skills
Total Rewards at Enterprise:

  • The base salary for this role is $130,000 to $150,000/year depending on level of skills and experience.
  • The salary range for this position is represented by the low and high end of the range for the amount to be paid for the position. Salaries paid at Enterprise will vary based on factors that may include skills, education, location, experience, and performance. The salary range is just a part of the total rewards package provided to employees at Enterprise, and other rewards may include annual performance bonuses and generous paid leave programs.
