Overview:
We are seeking a highly motivated and experienced Leasing Manager to join our team at Arlo Apartments. The Leasing Manager will oversee the daily leasing operations of the community while providing outstanding customer service to prospective and current residents. Responsibilities include marketing available apartment homes, conducting tours, processing applications, preparing lease agreements, maintaining accurate resident records, and supporting occupancy and retention goals. The ideal candidate is organized, detail oriented, customer focused and possesses a strong understanding of property management and leasing operations.
Responsibilities:
- Warmly greets visitors, prospective tenants, and current residents.
- Provide potential prospects with brochures, information, and tours of facilities and available units.
- Follow up on leads for prospective tenants.
- Consult with prospective tenants to identify requirements and budgets, then match these needs with available units.
- Ensure available and model apartments are fresh and tidy.
- Conduct background and credit checks and verify other references as directed by Property Manager.
- Prepare leasing documents using property standards and regulations for Property Manager’s review and approval; obtain signatures from management and tenants.
- Coordinate move-in dates, materials, and processes and prepare move-in materials.
- Create, develop, and maintain a wait list as needed.
- Tour the property daily to ensure it is neat, tidy, attractive, and in good repair.
- Manage use of shared facilities such as fitness and mailrooms, recreation areas, laundry facilities, and meeting/gathering spaces.
- Handle the collection of rent payments, security deposits and application fees.
- Assist with recordkeeping, filing, bookkeeping, and paperwork as required.
- Create, develop, and maintain a list of promotions and discounts.
- Keep residents informed of any changes to rental agreements or upcoming property issues.
- Build rapport with current tenants to give them personalized service.
- Clear completed work orders and follow up after the service has been completed.
- Deliver notices/flyers to resident doors.
- Develop and implement marketing strategies
REQUIRED SKILLS/ABILITIES
- Outgoing, friendly attitude and ability to make others feel welcome and comfortable.
- Excellent interpersonal skills with good sales and customer service skills.
- Excellent verbal and written communication skills.
- Detail-oriented and organized.
- Proficient in Microsoft Office Suite or related software.
Experience:
- Previous experience in leasing or property management is required
- Strong knowledge of office procedures and administrative tasks related to real estate
- Proficiency in using property management software (Yardi) is preferred
- Excellent customer service skills with the ability to effectively communicate with diverse individuals
- Strong conflict management skills to handle tenant disputes or difficult situations
- Familiarity with legal administrative processes related to leasing agreements
- Knowledge of fair housing regulations and their application in the leasing process
- Sales experience is a plus
PHYSICAL REQUIREMENTS
- Prolonged periods sitting at a desk and working on a computer and standing and walking, giving tours, and meeting with potential tenants.
- Must be able to lift up to 15 pounds at times.
- Must be able to traverse a variety of properties with stairs and in a variety of weather.
- Must be able to work weekends and/or evenings on an as needed basis.
