What are the responsibilities and job description for the Right-of-Way Agent position at Emerald Energy and Exploration Land Company?
Right-of-Way (ROW) Agent for Arizona and New Mexico.
Will work under the direction of the Right-of-Way Lead or Supervisor. Responsible for executing the right-of-way process for projects in the right-of-way and real estate acquisitions. Handles negotiations with landowners (or their designees) and/or the settlement of damage claims with landowners (or their designees) relative to property damage caused or created. Knowledgeable of documents for right of-way and real estate acquisitions.
Key Responsibilities
- Engage landowners and representatives; communicate needs clearly and negotiate land rights within delegated authority
- Obtain survey permissions and coordinate access with crews; resolve routine constraints and escalate risks early
- Prepare and manage acquisition documentation (offers, easements, exhibits, releases); ensure complete, audit-ready files
- Interpret plats/alignment sheets and project mapping to support acquisition and documentation accuracy
- Support damage claims and provide construction/field liaison support to prevent delays
- Coordinate with internal Title/Permitting/GIS resources; provide timely updates, issue logs, and recommendations
- Use Emerald systems/workflows consistently for clean documentation and accurate invoicing/time reporting
Work Location & Travel
This is an On-Site position.
Qualifications
- 3 years Right of Way Acquisition Experience.
- Strong communication, negotiation, organization, and attention to detail
- Ability to read plats/alignment sheets; GIS familiarity is a plus
- Proficiency with Microsoft Office and workflow tools (SharePoint or similar)
- Valid driver’s license; ability to travel; background/drug screening as required
- Real estate license and/or IRWA certification preferred (state/project dependent)
