Position Overview
The Service Manager is responsible for overseeing all aspects of property maintenance, including managing daily work orders, preventative maintenance, unit turns, and vendor coordination. This is a Working Service Manager role—you will supervise the maintenance team while also performing hands-on maintenance tasks.
Key Responsibilities
- Lead and coordinate all maintenance operations for the community
- Assign and monitor work orders, unit turns, and preventative maintenance schedules
- Perform and oversee repairs related to HVAC, plumbing, electrical, appliances, and general carpentry
- Ensure the property is clean, safe, and well-maintained at all times
- Supervise and support the property maintenance team
- Order and/or manage maintenance supplies and inventory
- Work with Property Manager to manage maintenance budgets
- Coordinate with vendors and contractors as needed
- Participate in on-call emergency maintenance rotation
- Ensure all work is performed according to safety regulations and company standards
Qualifications
- 3 years of maintenance experience in multi-family or commercial properties
- 1 year of maintenance team leadership or supervisory experience (preferred)
- Strong knowledge of HVAC, plumbing, electrical, and general maintenance
- HVAC/EPA certification required (or ability to obtain)
- Strong organizational and problem-solving skills
- Ability to work in various weather conditions and lift 50 lbs
- Valid driver’s license and reliable transportation
- High school diploma or equivalent; technical training a plus
