About the Role

The Enclave Townhome is seeking a skilled and dependable Maintenance Technician to support multiple residential communities in the Treasure Valley. In this role, you will be responsible for maintaining assigned properties in safe, attractive, and fully functional condition — handling everything from service requests and apartment turns to preventative maintenance and emergency response.

This is a multi-site position. You will work across multiple communities and collaborate closely with site leadership to uphold the high standards of quality, safety, and resident satisfaction that define our communities.

Travel Requirement

Regular travel between assigned communities is required. Travel frequency will vary based on business needs. A valid driver’s license and reliable personal transportation are required. Mileage reimbursement is provided in accordance with company policy and applicable state law.

What You'll Do

Service Requests & Work Orders

  • Respond promptly to resident service requests in accordance with company policy and applicable landlord-tenant law
  • Diagnose and repair issues related to plumbing, electrical, HVAC systems, appliances, carpentry, and general building components
  • Document work orders, materials used, and repair status in the property management system
  • Communicate with residents regarding the scope and status of maintenance work
  • Order necessary parts and materials efficiently to minimize repair time
  • Report unresolved or escalated maintenance issues to the Community Manager or Maintenance Supervisor

Apartment Turns

  • Complete apartment turns within established timelines (generally within three business days unless otherwise approved)
  • Inspect vacant units immediately upon vacancy to assess repair and supply needs
  • Perform painting, fixture replacement, appliance servicing, and other unit-readiness work
  • Utilize company turnover checklists and provide progress updates to site leadership

Preventative Maintenance

  • Conduct routine inspections of buildings, grounds, plumbing, electrical, HVAC, and property infrastructure
  • Perform filter replacements, equipment servicing, and scheduled preventative tasks
  • Identify excessive wear, faulty components, or potential safety concerns during inspections
  • Support resident notification efforts when maintenance impacts occupied units or common areas

Emergency Maintenance

  • Participate in the on-call maintenance rotation as assigned
  • Maintain familiarity with utility shut-offs, fire safety equipment, and emergency response procedures
  • Respond promptly to emergency maintenance situations and communicate conditions to property leadership

Safety, Compliance & Property Appearance

  • Follow all company safety policies; use appropriate tools, equipment, and PPE at all times
  • Attend required safety meetings and training sessions
  • Report safety hazards or property risks to management promptly
  • Assist in maintaining clean, orderly grounds and common areas across all assigned properties.
  • Landscaping task (s) may be assigned at any time
  • Keep maintenance shops, tools, and equipment organized and in good condition

What We're Looking For

  • Maintenance experience in multifamily housing or a related field (preferred)
  • Working knowledge of plumbing, electrical, HVAC systems, carpentry, and appliance repair
  • Strong troubleshooting and problem-solving skills
  • Ability to evaluate equipment wear, identify deficiencies, and perform corrective repairs
  • Professional, courteous communication with residents and team members
  • Ability to work independently and manage multiple tasks across multiple properties
  • Ability to perform basic calculations (measurements, material quantities, repair estimates)

Education & Experience

  • High School Diploma or equivalent required
  • Prior maintenance or facilities experience preferred

Physical & Work Environment Requirements

  • Ability to stand, walk, bend, kneel, climb stairs or ladders, and perform repetitive physical tasks
  • Ability to lift up to 50 lbs. regularly; up to 100 lbs. with appropriate equipment
  • Work performed indoors and outdoors at residential properties; exposure to weather, equipment, and construction materials
  • Valid driver’s license and reliable transportation required

Hourly Pay

$23.00 – $25.00/hr based on experience & qualifications. Overtime eligible.
