Additional responsibilities include drafting subcontractor scopes, reviewing bids, preparing pricing profiles and proposals, and identifying early-stage project challenges—particularly those that may result in delays or claims. This role plays a key part in ensuring competitive and complete bids, while upholding company standards and contributing to a streamlined estimating process.

Key Responsibilities
- Review construction documents to develop full-scope estimates across various delivery methods (Design-Build, Bid-Build, CM/GC).
- Perform quantity takeoffs and develop detailed production-based cost estimates.
- Collaborate with the estimating team to support bid strategy, schedule development, and scope review.
- Analyze bid risks and opportunities and communicate findings to senior leadership.
- Coordinate subcontractor outreach and analyze bid submissions to support buyout decisions.
- Participate in pre-bid site walks, meetings, and proposal development as needed.
- Assist with subcontractor prequalification and maintain accurate cost history records.
- Provide technical plan reviews and evaluate design documents for constructability.
- Conduct preconstruction and project turnover meetings to ensure seamless handoff to operations.
- Maintain benchmark pricing and ensure project profitability with 20% profit margin per line item.
- Mentor and lead high-performing preconstruction and estimating teams.
- 5 years of experience in commercial construction estimating or preconstruction.
- Strong knowledge of structural systems, MEP, finishes, and sitework.
- Proficient in Bluebeam, AutoCAD 3D, OnScreen Takeoff, Microsoft Office Suite, and estimating software.
- Excellent time management and organizational skills; able to juggle multiple deadlines.
- Strong written and verbal communication skills.
- Ability to travel locally and statewide as needed.
- Comfortable with prolonged periods at a computer.
