Job Overview:
The Maintenance Technician ensures the maintenance of all buildings, vehicles & equipment as well as yard, garden and common areas for Elite Care Communities and is responsible for maintaining the working order of all buildings including the Administration Building as assigned. The Maintenance Supervisor also insures the maintenance of all vehicles on campus including the equipment used in Gardening and Landscape. As a community representative the Maintenance Supervisor ensures the community’s image is highly regarded and takes pride and ownership of properties and maintains areas of yard, garden, common areas inside and outside the facilities including but not limited to picking up garbage and pet waste as needed, cleans ponds and fountains, touch up repairs and painting, ensuring secureness of banisters and steps/stairs and walkways, etc.
Responsibilities (not limited to):
- Communicate effectively and professionally with the residents, family members, staff, vendors, management.
- Purchasing and maintaining all the appliances including but not limited to: Water heaters, Dishwashers, Washing machines, Dryers, Refrigerators, Freezers, Garbage disposals, Stoves and Ovens.
- Fix all plumbing, electrical problems in each house
- Scheduled Maintenance and Inspections
- Maintains a safe working area and follow safety guidelines
- Maintains equipment and tools and ensure equipment is secured at the end of the shift
- Adhere to budget and turn in receipts to accounting by the next business day after a purchase is made
- Lead maintenance staff, leading by example
- Track work orders
- Coordinates and preforms all apartment maintenance and repair
- Skilled in repair and maintenance of household appliances, air conditioning/heating, painting/drywall, plumbing, and minor electrical
- Purchasing and procurement of all maintenance items and the installation of such items.
Requirements:
- Ability to work Monday through Friday, 8:30am-5:30pm
- Must be available on call and work additional hours as needed
- Must be able to travel in company and own vehicle (as needed) between job sites and have valid driver license with acceptable driving record for insurability purposes
- Must be a self-starter with ability to work on own with little direction and complete tasks to the end

- Multi-family housing experience preferred
- Ability to communicate clearly and professionally at all times with staff, residents, family members, vendors, contractors and management, both in writing and verbally
- Must be able to operate specialized tools safely
- Must be organized with ability to multitask and prioritize/reprioritize
- Ability to be intuitive and use good common sense and make good decisions.
- Knowledge of residential fire protection systems
- Ability to do minor plumbing-like tasks and electrical repairs
- Ability to diagnose low voltage issues
- Knowledge of vehicle maintenance
- Ability to stay within a budget
- Physical Ability:
- Able to lift up to 75 pounds many times during shift
- Able to bend, push, pull, squat, twist, crawl, stoop and climb ladders continually throughout the entire workday
- Able to stay on feet for a full 8-hour shift.
- Excellent written and oral communication in English
- Ability to communicate in a positive manner with others
- Ability to take direction and constructive feedback
- Valid Oregon Driver’s License and Good Driving Record
