What are the responsibilities and job description for the Experienced Commercial Construction Estimator position at Elite Awnings, Inc.?
Experienced Commercial Construction Estimator
Sugar Hill, GA | Full-time | On-site | Monday–Friday | $75,000–$95,000 Annually
About Elite Awnings
Elite Awnings is an established commercial specialty subcontractor that designs, manufactures, and installs custom architectural aluminum products, including canopies, awnings, walkway covers, shade sails, Bahama shutters, and screening solutions. Where every job is a custom job.
The Opportunity
We are seeking an experienced estimator who can take ownership of commercial project estimates—from interpreting bid documents and preparing quantity takeoffs to developing pricing, writing proposals, and explaining scope and assumptions. This is not a takeoff-only or administrative position. The right candidate will bring sound construction judgment, communicate confidently with general contractors, and help strengthen a growing estimating department.
We are improving our estimating processes through standardized pricing methods, organized digital workflows, and carefully verified AI-assisted tools. We value proven estimating fundamentals and a willingness to use technology—not software-development expertise.
What You Will Do
- Review architectural drawings, specifications, addenda, bid invitations, and revisions to identify Elite’s scope, exclusions, alternates, and missing information.
- Perform precise quantity takeoffs using On-Screen Takeoff / OnCenter or comparable software; account for dimensions, projection, product type, finishes, and installation conditions.
- Prepare complete estimates and pricing based on materials, fabrication, labor, equipment, freight, installation, subcontractor quotes, and project-specific risks.
- Prepare professional proposals that clearly explain included scope, assumptions, qualifications, exclusions, and alternates.
- Identify drawing conflicts, unusual field or access conditions, schedule constraints, and other risks; seek clarification rather than pricing through assumptions.
- Communicate professionally in English with general contractors and customers by email, telephone, and in scope-review meetings.
- Manage bid deadlines, revisions, estimate files, follow-up, and accurate handoff documentation when projects are awarded.
- Work collaboratively with Project Management, CAD, Purchasing, and Operations to clarify scope and project requirements.
- Support and mentor developing estimating team members; share knowledge, explain corrections, and contribute to consistent department standards.
- Use company-approved estimating and AI-assisted tools to improve organization and efficiency, while independently checking critical outputs against original documents.
What You Bring
- At least 3 years of relevant commercial construction estimating experience, including preparation of project pricing and proposals.
- Strong ability to read and interpret architectural construction plans, details, specifications, and bid requirements.
- Proven experience with quantity takeoffs, cost development, scope identification, and construction estimating judgment.
- Experience with On-Screen Takeoff / OnCenter or similar takeoff software, plus proficiency with Excel, Outlook, and Word.
- Clear written and spoken English communication skills necessary for customer conversations, GC scope reviews, and professional proposals.
- Excellent organization, attention to detail, accountability, and ability to manage multiple deadlines and explain estimating decisions.
Experience That Sets You Apart
- Estimating for a specialty subcontractor, especially architectural metals, aluminum fabrication, canopies, awnings, or related trades.
- Experience with both furnish-and-install and material-only bids, as well as mentoring junior estimators.
- Comfort using AI-assisted document review or workflow tools as a complement to—not a replacement for—professional estimating judgment.
