Job Overview

Elevated Asset Management is seeking a motivated, dependable, and skilled Apartment Make-Ready Technician to join our team in Galveston County. In this role, you will be primarily responsible for efficiently restoring vacated units to "market-ready" status, ensuring our apartments meet company quality standards and manager timetables before new residents move in.

The ideal candidate is a proactive problem-solver with strong attention to detail, basic hand-tool expertise, and a commitment to providing high-quality service to our community.

Unit Turnover & Repairs

  • Inspect vacated apartments, complete detailed make-ready checklists, and report necessary service needs to the Senior Maintenance Technician and Property Manager.
  • Repair plaster, drywall holes, textures, and touch-up or repaint interior walls, trim, and baseboards as needed.
  • Inspect, repair, or replace window latches, screens, mini-blinds, curtains, hardware, mirrors, baseboards, and ceiling fans.
  • Perform basic plumbing repairs, including clearing clogs, fixing/replacing faucets, sink plugs, washers, showerheads, and exterior tub/sink fixtures.
  • Inspect kitchen and laundry appliances; assist with moving, replacing, or basic troubleshooting, reporting major issues to senior staff.
  • Replace HVAC filters, inspect bathroom tiles, re-caulk tubs/counters, and operate carpet cleaning equipment.
  • Cut keys and update/re-key unit door locks and post office box locks prior to new move-ins.

Grounds, General Maintenance & Administration

  • Assist with apartment "trash-outs," safely removing and disposing of heavy/bulky furniture and items left behind by former residents.
  • Assist with routine groundskeeping, trash pick-ups, and general property cleanup to maintain curb appeal.
  • Distribute notices or communications to resident apartments as requested by office staff.
  • Clock in/out and log work order details or unit status using company apps on a handheld mobile device.
  • Track inventory and communicate material/supply needs to the Senior Maintenance Technician or Property Manager.
  • Participate in an on-call rotation for emergency maintenance coverage, including weekends or after-hours calls.
  • Perform all duties in compliance with company policy, local/state laws, OSHA regulations, Fair Housing, and ADA guidelines.

Candidate Qualifications

Required Skills & Experience

  • Demonstrated experience in general residential maintenance, basic plumbing, carpentry, painting, and drywall repair.
  • Ability to provide your own set of basic hand tools required for daily tasks.
  • Strong interpersonal and customer service skills with the ability to interact professionally with residents, office staff, and vendors.
  • Proficiency in spoken and written English to follow safety labels, complete maintenance logs, and communicate with team members.
  • Ability to utilize mobile software/apps on a handheld device for time tracking and work order management.

Credentials & Requirements

  • Valid Driver’s License, proof of active auto insurance, and legal authorization to work in the United States.
  • Access to a reliable personal vehicle (preferably a truck or van suitable for transporting tools and maintenance supplies).

Physical Demands & Working Conditions

  • Physical Effort: Constant standing, walking, bending, stooping, squatting, climbing stairs/ladders, reaching above shoulders, and using hand tools.
  • Lifting: Ability to lift up to 50 lbs unassisted. Items over 50 lbs must be lifted with assistance or mechanical equipment.
  • Work Environment: Frequent movement between indoor apartment units and outdoor grounds. Exposure to varying weather conditions, dust, paint fumes, solvents, adhesives, and unpleasant outdoor elements.
  • Safety Gear: Required to wear appropriate work attire, protective gloves, slip-resistant footwear (no flat-bottom sneakers), and back support belts as tasks dictate.

Job Type: Full-time

Pay: $17.00 - $19.00 per hour
