Position Summary
The Division Manager oversees multiple construction projects at varying stages, guiding them from early planning through final close‑out. This role directs the bidding and proposal process, evaluates project requirements, and coordinates essential documentation, permitting, and material procurement. The Division Manager monitors on‑site progress, supports project communication, and ensures adherence to company standards and regulatory requirements. Responsibilities include managing project schedules and budgets, facilitating submittals and change requests, supporting pay applications, and maintaining accurate records to ensure successful project delivery.
Essential Job Functions
- Must be able to generate new work/new customers/opportunities.
- Meet with customers (both end user and contractors) to determine scope of work.
- Design/estimate projects according to layouts provided by architecture /engineering firms as well as scope received from end user clients.
- Generate work orders/job numbers with financial breakdowns into company accounting software based on accepted proposals
- Manage multiple projects from pre-construction through close-out.
- Lead the bid process, including blueprint/specification review and proposal analysis.
- Secure permits, utility services, and required project documentation.
- Coordinate material procurement, requisitions, and purchase orders.
- Conduct on-site walk-throughs and monitor project progress.
- Prepare and review submittals, RFIs, and change order requests.
- Support pay applications and maintain accurate project documentation.
- Ensure compliance with corporate policies, safety standards, and federal/state regulations.
- Coordinate with Division Manager Assistants to collect overdue invoices/billing.
- Coordinate with Division Manager Assistants to finalize and close out work orders/job numbers in company accounting system.
- Coordinate with Project Engineers/CAD Dept. to prepare closeout documentation upon completion of project
- Provide project status updates to leadership and stakeholders.
- Oversee project budgets, schedules, and resource planning.
- Collaborate with internal teams, subcontractors, and clients to ensure project success.
Required Qualifications, Education and Competencies
- Bachelor’s degree in Construction Management, Project Management, Architecture, Electrical Engineering, or equivalent combination of education and experience,(Preferred)
- 5 years of experience in construction, design, and cost management in Electrical or Low Voltage Systems, Parking/Access Control Systems Project Manager or similar role.
- Experience managing Commercial, Institutional, or Industrial projects.
- Thorough knowledge of construction technology, equipment, and methods.
- Understanding of industry practices, processes, standards, and their impact on project activities.
- Working knowledge of building engineering and commercial project delivery; multifamily or mixed-use experience is a plus.
- Working knowledge of general construction practices including concrete construction, basic electrical knowledge, trenching, and underground boring.
- Working knowledge of parking/access/revenue systems and gate operator industries, including parking control and access control layouts.
- Proficient in Microsoft Word, Excel, Outlook, Visio, PowerPoint, Accubid, and Bluebeam Revu.
- Strong organizational skills and ability to work with multiple internal and external teams.
- Excellent verbal and written communication skills.
- Strong professional presence and ability to represent the company effectively.
- Demonstrated leadership and successful project performance.
- Use of Outlook email and calendaring.
- Advanced skills with Microsoft applications which may include Outlook, Word, Excel, PowerPoint, Access and/or other web-based applications. May produce complex documents, perform analysis, and maintain databases
Working Environment and Physical Requirements
- Work Environment: Combination of office and field environment with frequent sitting, standing, walking, and regular use of computers and phones.
- Physical Requirements: Regular use of hands for handling and reaching; occasional bending, stooping, kneeling, and climbing stairs or ladders.
- Additional Requirements: Ability to lift up to 10 lbs routinely and up to 25 lbs occasionally; clear vision (with or without correction) and ability to communicate effectively in person, by phone, and in moderately noisy environments.

Pay: $65,000.00 - $95,000.00 per year
