About the Role
Electra Solutions LLC is a licensed electrical contractor (NC Unlimited) based in Cary and growing across the Triangle and Triad. As we expand into commercial construction, EV charging and property maintenance, we're investing in real estate of our own. We're hiring an in-house Commercial Real Estate Broker to find, evaluate and close property acquisitions for the company.
What You'll Do
- Source on- and off-market commercial properties that fit Electra's acquisition criteria (shop and yard space, office/flex, EV charging sites and investment properties)
- Build and manage an acquisitions pipeline; report regularly to ownership
- Underwrite deals: market and comp analysis, financial modeling, zoning and utility capacity review
- Negotiate LOIs and purchase agreements, and manage due diligence through closing
- Coordinate with attorneys, lenders, surveyors, inspectors and environmental consultants
- Build relationships with owners, listing brokers, developers and municipal planning staff
What You Bring
- Active North Carolina real estate broker license (required)
- 3–5 years in commercial real estate, with acquisitions or investment sales experience
- Strong underwriting and negotiation skills; comfortable with deal models and due diligence
- Established network across the Triangle and Triad
- Industrial, flex or EV/energy site experience is a plus
Pay & Benefits
- Base salary (based on experience) plus performance-based commission on closed acquisitions
- Total annual compensation of up to $120,000; earnings above base salary depend on results and are not guaranteed
- Medical, dental, vision, life insurance and PTO, available after an introductory period (benefits do not start on day one)
