What are the responsibilities and job description for the Occupancy Specialist position at Elderly Housing Management?
Elderly Housing Management, Inc. is seeking an Occupancy Specialist to support Laurel Ridge and Chestnut Hill, two affordable senior housing communities located on the same campus in Wolcott, CT.
This position is responsible for maintaining occupancy, eligibility, resident certifications, waitlist management, tenant screening, rent calculations, and compliant resident files. The ideal candidate will have experience with HUD and/or Tax Credit housing programs, strong attention to detail, and the ability to work professionally with elderly residents, applicants, site staff, and regulatory requirements.
An Occupancy Specialist will:
- Process applications and assist with applicant interviews, verifications, and eligibility determinations
- Maintain and monitor the waiting list in accordance with regulatory guidelines
- Prepare certifications, recertifications, leases, resident forms, and required regulatory paperwork
- Conduct annual recertification interviews and track verification documents and deadlines
- Calculate rent and prepare required documentation for Finance and regulatory reporting
- Maintain accurate, complete, and compliant resident files
- Support occupancy goals by helping reduce vacancy time and maintain timely applicant processing
- Communicate professionally with residents, applicants, service coordinators, property management, and internal departments
- Help ensure compliance with Fair Housing, HUD, Tax Credit, and other applicable housing requirements
An Occupancy Specialist should have:
- COS certification required
- Experience with HUD and/or Tax Credit affordable housing strongly preferred
- Prior experience with recertifications, eligibility, waitlist management, resident files, or tenant screening preferred
- Strong organizational skills and high attention to detail
- Comfort working with financial information, deadlines, forms, and compliance documentation
- Strong communication and interpersonal skills
- Proficiency with Microsoft Office, including Word and Excel
- Experience with housing/property management software preferred
- High school diploma or equivalent required
- Valid Connecticut driver’s license required
- Connecticut Real Estate License preferred, but not required
