What are the responsibilities and job description for the Building Maintenance Mechanic position at El Villa Apartments?
GENERAL RESPONSIBILITIES:
The Building Mechanic works under the supervision of General Manager and is responsible
for skilled work involving the responsibility for the repair and upkeep of the El Villa Apartments and Howard Mansion
The candidate must possess a working knowledge in construction trades including carpentry,
plumbing, HVAC, mechanical, painting, electrical, general building maintenance, and steam heat
components.
ESSENTIAL GENERAL JOB FUNCTIONS (DUTIES):
- Repair, service and maintain buildings, facilities and other mechanical equipment.
- Perform tasks involving the use of acquired skills in carpentry, plumbing, painting, electrical, HVAC,
- and general building maintenance.
- Respond to emergency calls including calls for repairs and building alarms during and after normal workdays/ hours.
- Develop, maintain, and adhere to preventive maintenance programs.
- Maintain reports as required.
- Adhere to and actively enforce safety procedures.
- Manage and schedule contractors as necessary.
- Oversee and manage part-time help as necessary.
- Show and lease up vacant apartments.
- Exercise considerable independence in performing duties
- Ability to read and understand blueprints and manuals.
- Maintain a positive public appearance.
- Patrol grounds and vacant apartments
- Maintain the facilities in a clean and safe environment for tenants.
- Renovate vacant apartments.
- Trouble shoot problems with buildings utilities.
- Schedule and perform biannual inspection of each apartment.
- Compose and post various informational signs for tenants.
- Annually install and remove window A/C units from apartments.
- Perform snow removal, landscape maintenance, and other duties when required and needed.
Job Type: Full-time
Pay: $35,000.00 - $42,000.00 per year
