We are a growing commercial roofing contractor based in Pensacola, FL, specializing in new construction and re-roofing for commercial, institutional, and industrial clients across the Florida Panhandle. With an established client base and a strong pipeline, we are adding a Project Manager to our team to support continued growth and maintain the quality our clients expect
Position summary
The Commercial Roofing Project Manager owns the full project lifecycle — from contract award through final closeout — on a portfolio of commercial roofing projects ranging from $25K to $2M . You will work directly with the owner, field superintendents, subcontractors, and clients to keep projects on schedule, on budget, and built right. This is a hands-on role that requires both office competence and genuine field presence.
What you will do
Project Execution
- Manage a portfolio of 5–10 active commercial roofing projects simultaneously
- Develop and maintain project schedules, budgets, and procurement logs
- Conduct regular site visits to monitor quality, safety, and progress
- Coordinate material deliveries, equipment, and subcontractors to keep crews productive
- Review and interpret construction documents, shop drawings, and submittals
- Manage RFIs, submittals, and change orders through timely, accurate documentation
Client & Subcontractor Relations
- Serve as the primary point of contact for owners, GCs, and property managers after contract award
- Conduct project kickoff meetings and owner walkthroughs
- Manage subcontractor scopes, purchase orders, and performance
- Respond to client concerns promptly and professionally
Financial Management
- Track project costs and labor against budget weekly
- Prepare and submit monthly pay applications and owner billings
- Process subcontractor invoices and owner change orders
- Identify budget risks early and communicate them to ownership
Estimating Support
- Assist with takeoffs and pricing on re-bid and smaller projects as needed
- Review bid documents for scope gaps and flag risk items prior to award
Safety & Quality
- Enforce company safety standards and applicable OSHA requirements on all job sites
- Conduct pre-installation conferences with crews and manufacturer reps as required
- Coordinate manufacturer inspections and warranty documentation at project close
- Ensure all roofing installations meet manufacturer specs and project specification
- Proven experience managing complex infrastructure or commercial roofing projects with a strong background in construction management
- Proficiency in construction scheduling tools such as Primavera P6 and construction estimating software like HeavyBid or similar platforms
- Skilled in blueprint reading, schematics interpretation, and contract management
- Familiarity with civil engineering software including Civil 3D is a plus
- Strong knowledge of construction regulatory compliance requirements and safety standards
- Demonstrated ability to manage teams effectively in a fast-paced construction environment
- Excellent time management skills with the ability to prioritize multiple tasks simultaneously
- Experience with managing project budgets, cost control measures, and financial reporting
- Knowledge of managing construction site activities including site safety inspections and quality assurance processes
What we are looking for
Required
- 5 years of experience in commercial construction — as a foreman, superintendent, or PM
- Demonstrated ability to manage multiple projects and competing deadlines
- Proficiency reading commercial construction documents and specifications
- Working knowledge of single-ply systems (TPO, PVC), modified bitumen, and metal roofing
- Experience with AIA billing, change order management, and project cost tracking
- Valid driver's license and ability to access rooftops and active construction sites
Strongly Preferred
- Experience with Florida building codes and local jurisdiction requirements
- Familiarity with manufacturer warranty programs (Carlisle, Fibertite, or similar)
- Prior experience working with or for a general contractor on commercial projects
- Proficiency in project management or construction software (Procore, Buildertrend, or similar)
- OSHA 30 certification

Pay: $60,000.00 - $90,000.00 per year
