What are the responsibilities and job description for the Maintenance Technician position at Edge Management?
The Maintenance Tech will be utilizing their knowledge of electrical, mechanical, and plumbing systems to service the multi-family and commercial properties we manage. The Maintenance Technician will be working outdoors and indoors. This position requires daily interaction with tenants at Edge managed properties; strong personal communication skills and maintaining a professional work demeanor is essential. Our maintenance personnel service a variety of properties in the Portland Metro Area in a company supplied vehicle, so a current driver’s license and a clean driving record is required.
PRIMARY RESPONSIBILITY
- Assist Asset Managers with duties as assigned
- Use smart phones to track and communicate information pertaining to repairs, work orders, and projects
- Complete work orders in a timely manner
- Conduct apartment turnovers on schedule
- Learn and utilize property management software to track daily tasks and work orders
- Purchase and pick up materials, parts, and supplies for repairs and projects
- Work as the face of our company while on-site and making repairs in the homes of our tenants
- Inspect properties, identifying maintenance needs and reporting them to Manager
- Complete in warranty and out of warranty repairs to building components
- Perform a high level of customer service with tenants at the multifamily and commercial properties Edge manages
- Perform interior and exterior common area upkeep, including litter patrol of parking lots, walkways, landscape beds, trash enclosures, bike storage rooms, etc.
- Conduct seasonal leaf pickup and snow / ice response as necessary
- Pressure wash exterior walkways, stairways, sidewalks, and building exteriors
OTHER DUTIES.
- Walk the property grounds as scheduled, closely examine curb appeal and address as needed.
- Blow/sweep sidewalks, breezeways, concrete areas, and exterior stairs, ensuring that the mail, common, and trash/recycling areas always remain neat and free of litter and pet waste.
- Promptly notify Property Manager of safety concerns or deficiencies in property appearance
- Graffiti Abatement, either through removal or painting
- Pressure wash when directed.
- Ensure exterior light(s) working.
- Keep windowsills, doorways, some flower beds, stair handrails, and light fixtures at ground level and lower clean and free of dust, dirt, and cobwebs.
- Monitor and report transient or other illegal activity.
- Seasonal work such as leaf removal or applying ice melt and shoveling snow when directed.
- Weed management on hard surfaces.
- Other duties as assigned/requested. The position duties ebb and flow, and other duties may be added or adjusted to accommodate the needs of Edge Asset Management.
QUALIFICATIONS
- Basic understanding of electrical, mechanical, and plumbing systems
- Working knowledge of tools, common appliances, and devices
- Must be able to work both independently and as a team
- Able to manage multiple projects, be great at working and interacting with others, and work with a sense of urgency to complete jobs in a timely manner.
EDUCATION AND/OR EXPERIENCE
- Five years of experience in repairs, property maintenance, handiwork, etc.
- Proven experience as a Maintenance Tech
- Experienced in operating a variety of equipment, including leaf blowers, pressure washers, power tools & hand tools
REASONING & LANGUAGE SKILLS
- Excellent written and oral communication skills
- Ability to define problems, collect data, establish facts, and draw valid conclusions.
- Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with both abstract and concrete concepts
- Must be able to understand how to work within budgeted time and how to meet deadlines.
COMPUTER & MATHEMATICAL SKILLS
- Familiar with computer software like MS Outlook, Word, and Excel
- Ability to communicate via email and text
- Experience with AppFolio is a plus
PHYSICAL DEMANDS
- This is fast paced position which requires the Maintenance Tech to have the ability to operate equipment, speak, hear, bend, stoop, reach, lift, and move and carry up to 50 lbs.
- Ability to walk, stand and climb stairs in and around homes, and properties and to operate a motor vehicle.
