POSITION SUMMARY

Performs maintenance duties and repairs, such as skilled plumbing, electrical, carpentry, painting, sheet rock repair, major appliance repair, refurbishing, and common area cleaning at one or more communities that have multiple maintenance technicians.

Work Orders

  • Utilize Yardi software to create and/or complete work orders and sync daily
  • Communicate with resident if there are delays in completing work such as needing to order parts

Inspections

  • Actively walk the property daily looking for deficiencies and if found, create and submit work order
  • Complete quarterly property inspections and annual unit inspections using phone or tablet. Include photos of deficiencies and sync inspection at day end
  • Notify Community Manager if habitability concerns or other deficiencies are witnessed while completing an inspection or work order

Cleaning and Grounds

  • Assists in custodial work/cleaning of common areas, including sweeping, mopping, vacuuming, emptying trash, window cleaning, etc. Assists in grounds work, as needed
  • Ensure trash enclosures are free of overflowing trash
  • Follow safety protocols when moving dumpsters for trash pick up
  • Inspect dumpsters regularly and report any deficiencies to Community Manage

Technology

  • Utilize cell phone to record time worked and lunch break.
  • Participate in company meetings and trainings using ZOOM and Teams and adhere to company standard of having “camera on”
  • Actively participate in the Teams group – Property Operations Maintenance

Communication and Teamwork

  • Actively participate in the Teams group – Property Operations Maintenance
  • Actively participate during in-person daily team check ins and weekly team check in meetings with Community Manager
  • Professionally engage with residents
  • Handle concerns and adversity with tact and diplomacy being sensitive to cultural background, economic status, those with special needs, and adhere to Equal Housing Opportunity requirements.
  • Be on time when attending training sessions and company meetings
  • Attend and actively participate in monthly on-site safety meetings
  • Participates in an on-call emergency schedule for evening, weekend, and holiday coverage of the property and/or other properties. Maintain knowledge of water, gas meter cutoffs, all building and fixture cutoffs, sewer cleanouts and maps and diagrams of each property with assigned HUB
  • Member of the property’s emergency response plan team
  • Assist other team members, participate in team days and company events

Job Knowledge

Some of the tasks of this position include, but are not limited to:

  • Rekeying / replacing door locks
  • Proficient in rescreening window screen
  • Unclog a sink or toilet
  • Replace a garbage disposal, faucet
  • Complete drywall repairs and satisfactorily texture, as needed
  • Prepare vacant units for occupancy within five days
  • Complete interior and exterior paint projects without getting paint on hardware, switch plates, etc.
  • Troubleshoot and complete basic appliance repairs
  • Hang and fit doors
  • Install mini/vertical blinds
  • Follow manufacturer directions for utilizing products
  • Inspect equipment thoroughly before use and “tag out” any equipment that poses a safety hazard
  • Complete basic irrigation repairs
  • Special projects and other responsibilities may be assigned

SUPERVISORY RESPONSIBILITIES

  • This position does not have supervisory responsibilities

EDUCATION And/or EXPERIENCE

  • Minimum of one years’ experience in a maintenance or construction environment.
  • High school diploma or GED

PREFERRED SKILLS And/or ABILITIES

  • Demonstrated experience with preventative and on-going maintenance of a property
  • Ability to work with a minimal supervision.
  • Attentive to detail
  • Desirable second language skills may vary site by site
  • Ability to demonstrate skilled in the safe use of tools

WORK ENVIRONMENT

While performing the duties of this job, the employee frequently works in outside weather conditions and is frequently exposed to fumes or airborne particles. The employee occasionally works near moving mechanical parts and in high, precarious places and is occasionally exposed to wet and/ or humid conditions, toxic or caustic chemicals, risk of electrical shock, and vibration. The noise level in the work environment is typically moderate and occasionally loud.

Qualifications

POSITION SUMMARY

In exchange for reduced rent housing, the Night Manager is responsible for providing the after-hours management presence in coordination with or in the absence of a Community Manager. Ensures common area buildings are secured after-hours, including but not limited to laundry facilities, community rooms, light checks, and other common areas where applicable. Responds to on-site emergencies during night shift by taking action to prevent or stop an emergency from escalating, while coordinating with the on-call team member who would relieve the night manager upon arrival on site.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Responds to calls on company issued cell phone beginning at 5:30 p.m. through 8:30 a.m., Monday through Friday and 24 hours on Saturday/Sunday and Holidays.
  • As assigned or needed, performs janitorial duties such as taking out the garbage, placing the dumpsters in position for collection, building and property light check runs, light ground duties during nightly walk, etc.; Duties also include light maintenance, in cases of emergency, such as turning off the water valve on a toilet, faucet, main water valve, and water vacuum in cases of flooding prior to being relieved by on call team member.
  • Exercises good judgment and own discretion to call for other staff or 911 for help in an emergency. Contacts on-call maintenance personnel for maintenance emergencies.
  • Directs emergency personnel to various parts of grounds, buildings, or unit, as appropriate. Assist when necessary while emergency staff are on-site.
  • Records any incidents, unusual occurrences or emergency/after-hours calls on a work order in Yardi.
  • Maintains an oversight presence by responding and noting any suspicious activities or possible lease violations. Maintains oversight of interior common areas and exterior of the property, including the parking lots. Performs light check walks for the property and buildings and ensures all doors and windows in the common areas are locked, and alarms are set.
  • Review of all House Rules and Lease provisions of the assigned property to ensure understanding of and what constitutes a lease violation so that proper notification and follow-through is communicated to the Community Manager.
  • Responds to malfunctioning of irrigation system by turning off water or shutting down the irrigation system.
  • Attends staff meetings where Night Manager duties are performed, at least once per month or as required. Attendance to the staff meeting can be done via phone.
  • Attendance at resident meetings (quarterly for family sites and monthly for senior sites).
  • Reports any changes to household composition to supervisor.
  • Adheres to house rules of assigned property, including but not limited to pet, parking, storage, nuisance, sanitation, egress policies as described in Eden’s house rules.
  • Adheres to unit inspection requirements to be completed twice a year by immediate supervisor to ensure unit is being maintained according to guidelines outlined in Eden’s house rules.
  • Sets an example for the community by living up to Eden’s mission and core values.

SUPERVISORY RESPONSIBILITIES

This position has no supervisory responsibilities.

EDUCATION And/or EXPERIENCE

  • High school diploma or general education degree (GED)
  • OR 1-3 months related experience and/or training
  • OR equivalent combination of education and experience

LANGUAGE, MATH & REASONING SKILLS

Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence; including but not limited to the incident report. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization. Ability to add and subtract two-digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement, volume, and distance. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral or schedule form.

  • Previous experience in property management a plus.
