Job Summary:
The Facilities Supervisor will organize and direct activities of research, preparation, work, repair, upkeep, installation, and maintenance of all building and grounds related activities. They will oversee the maintenance and upkeep of the site lifts and loaders and will have responsibility for coordination and upkeep of the site’s maintenance parts program. They will assist with capital projects and other efficiency and process improvement activities. Will assure all issues are resolved in accordance with government regulations and company policy and procedure.
Duties and Responsibilities:
25% Provide leadership and oversee department personnel participation in Ecore’s safety, health, and environmental policies.
- Ensure presence for any company driven initiatives IE; Gemba Walks, Kaizen, Lean events, etc.
- Ensure all work is performed and completed in conformance with any related codes or standards established by a manufacturer or regulating body.
- Ensure that work areas are organized and that housekeeping guidelines are established and maintained.
- Oversee and manage the fire and security alarm systems.
- Ensure employees are up to date with proper training on company equipment and Safety policies as required by OSHA Regulation.
- Use ERP PM system to report on Maintenance and equipment metrics combined with observations and operator feedback to be used in continuous improvement on equipment, safety, quality and Maintenance budgets.
- Supervises all security systems, personnel, buildings, services, and systems for the plant. This includes any security guards or welcome center employees whether contractors or direct ECORE employees.
- Acts as the sites primary contact for all tenants and tenant related requests, repairs, or needs.
- Fill in for the site Maintenance Supervisor if they are not available.
25% Coordinates preventative maintenance activities for all facilities items in the plant. Coordinates with both internal and external contractors and consultants to ensure the work is completed and the site remains in regulatory compliance and within acceptable levels of repair. Areas include but not limited to:
- HVAC Systems and units
- All plumbing related preventive maintenance
- All plant water lines
- Sprinklers and Fire Suppression systems
- Landscaping and Grounds
10% Will coordinate all efforts to maintain the plants lifts and loaders. This includes all preventive maintenance efforts and repair efforts with both internal and external contractors and vendors. Will actively work on systems and processes to minimize cost and increase effective use of the equipment. Will directly supervisor and verify compliance to all OSHA and regulatory activity associated with the plant vehicles.
- Includes all electric and gas-powered forklifts
- All motorized and non-motorized pallet jacks
- All skid and bucket loaders
15% Will directly supervisor the critical and non-critical spare process and storage systems in direct support of the maintenance activities in the building. This includes assuring the timely ordering of items as requested by the maintenance team as well as timely restocking of those items deemed as necessary items to remain on our shelves to minimize downtime when it occurs.
25% Will directly coordinate all repairs and capital projects related to all facilities activities and other plant areas as assigned. This includes but is not limited to:
- Fence line
- Parking lot
- Security Systems
- Fire System and Alarms
- All plumbing items
- Roof and structural support areas
- HVAC Systems
Knowledge, Skills and Abilities Required:
- Associate’s degree in Engineering, Industrial Management or related technical field; or equivalent combination of education and experience.
- 6 years maintenance and or facilities leadership experience with hydraulic, electrical, pneumatic and mechanical systems in an industrial environment; experience and knowledge of welding and fabricating are desired.
- 2 year supervisory experience required in a similar environment.
- Proven troubleshooting skills to determine root cause to repair & improve machinery.
- Ability to read, understand and interpret electrical schematics and blueprints.
- Proven ability to be flexible and able to adjust to changing priorities.
- Proven leadership abilities and excellent communication, decision-making and problem-solving skills with an orientation towards maintenance planning and reliability-centered maintenance with a demonstrated record of delivering results.
- Must have basic computer skills including Microsoft Word, Excel, Outlook is required; AutoCAD, PLC, ERP and CMMS background is beneficial but not required.
- Familiarity with Six Sigma, LEAN manufacturing, or TPM is desirable.
- Ability to work in a stressful environment (loud, dirty, confined spaces, etc.).
Supervisory Responsibilities
- This position supervises five direct reports. When back as Maintenance Supervisor, supervises fifteen direct reports.
