Position Summary:
Building Value is a social enterprise powered by Easterseals Redwood whose mission is to accelerate careers in construction for people facing economic and employment challenges. Through our training program, we deconstruct and demolish residential and commercial properties and clean out warehouses and homes to salvage building materials, appliances, furniture, and architectural gems for sale to the public. The Deconstruction Manager is integral to both the paid deconstruction work we do as a company and our mission of training young people in the construction trades. As the Deconstruction Manager, you will supervise, mentor, and develop the leadership abilities of three Crew Supervisors who each manages, trains, and mentors a rotating crew of three to four training participants. You will estimate/bid and project manage jobs, and plan crew assignments, work tasks, and safety plans that will help training participants develop a positive work ethic and technical and soft skills that will prepare them for the trades.
Significant construction experience and a range of trade skills, strong project management, job estimation, and people management balanced with a genuine commitment to our mission are all a must for this position.
The Deconstruction Manager works closely with the Director and Business Development Manager to acquire new business and meet sales goals. They work closely with the Administrative Manager to effectively schedule, project manage, and track jobs, and invoice clients. They work closely with the Retail Manager to decide which materials get salvaged from job sites and with the Director and Retail Manager to develop team members’ skills and capacity and to address any challenges.

Essential and Primary Responsibilities:
ESTIMATION AND CLOSING SALES
  • Attend site walkthroughs of potential jobs.
  • Review and interpret blueprints and job specs.
  • Accurately estimate labor hours, project costs, and value of any salvaged materials.
  • Prepare bids. With Business Development Manager, meet KPIs for a number of monthly bids and conversion rate.
  • Maintain careful records of bids, proposals, and contracts in Sharepoint and Salesforce.
PROJECT MANAGEMENT
  • Perform a detailed, walk-through assessment, blueprint review, and scope of work for each new project to identify the building's structural components, age, potential hazards, and materials for salvage.
  • Identify the presence of asbestos, lead-based paint, or other hazardous materials and secure a specialized contractor to handle abatement before manual disassembly begins.
  • Secure local permits, bonds, and licenses annually and per job as required.
  • Coordinate disconnection of electricity, gas, and water as needed in buildings and work areas.
  • Keep projects organized, on schedule, and on budget with close use of project management software, motivating and holding Crew Supervisors accountable, daily progress assessment, and staying ahead of and addressing issues.
  • Make minor tool and equipment purchases, track and inventory tools, source rentals as needed.
  • Work with Administrative Manager to perform detailed Job Costing Analysis per project to improve operational effectiveness and profitability.
  • Role model safety, work ethic, attitude, quality, and professionalism for Crew Supervisors and training crew members.
  • Rigorously maintain schedule and record-keeping in Team Up, Clockify, Plaky, and Salesforce. Meet KPI for Utilization Rate.
  • Maintain a monthly Deconstruction Log showing percentages of jobs completed per month for accounting.
CLIENT RELATIONS
  • Develop and maintain positive relationships with clients, subcontractors, and vendors. Commit to delivering exceptional customer service and project results. Manage subcontractor work and monitor vendor pricing.
  • Work with clients to define project scope, salvage opportunities and timelines, ensuring alignment with client goals.
  • Serve as the main liaison between the client and site crews, ensuring clear, timely updates on project milestones and unexpected site issues.
  • Address client concerns immediately and resolve issues thoroughly.
  • Oversee contract terms, ensuring both parties comply with agreed-upon safety, sustainability, and legal requirements.
  • Regularly monitor client feedback to improve service delivery and ensure high satisfaction rates.
SAFTEY MANGEMENT & COMPLIANCE
  • Ensure a safe work environment. Supervise job sites, manage tools/vehicles, and ensure strict compliance with safety regulations for fall protection, dust/debris control, and safe dismantling and handling of materials.
  • Ensure rigorous use of Personal Protective Equipment by crews.
  • Ensure use of proper hydration, rest, and protective clothing for all weather conditions.
  • Ensure all Crew Supervisors and crew members are up to date on required safety certifications and First Aid/CPR.
  • Prepare and discuss a Job Safety Analysis at the start of each project and provide daily briefings to check for fatigue, safety hazards, and to plan safe execution of work.
CREW SUPERVISOR MANAGEMENT
  • Train, mentor, and manage Crew Supervisors in deconstruction techniques, trade skills, team management, and project management to aid them in completing jobs and training crew members.
  • Provide performance feedback and professional development plans and hold Crew Supervisors accountable for job quality, vehicle cleanliness, tool return, productivity, and the education of training participants.
  • Meet with Director, Managers, and Crew Supervisors weekly to evaluate individuals’ progress in the program.
  • Meet weekly with Building Value Management team to methodically address issues and take action to continuously improve and grow the business.
DECONSTRUCTION
  • Ensure high-quality, damage-free removal of fixtures (cabinets, doors, lumber) and safe transport to Retail store
  • Coordinate transportation of crews, tools, and materials to/from job sites.
  • Operate heavy equipment (skid steer, mini skid steer, forklifts, man lifts) when needed and train others in the use of necessary equipment.

  • Experience and comfort using a range of software platforms for bidding/job costing analysis (Excel), record keeping, tracking the sales pipeline, scheduling (TeamUp/Outlook), time tracking (Clockify) and project management (Plaky).
  • Dexterity, finesse, and attention to detail to successfully salvage materials for reuse in good condition

  • Ability to meet background check requirements and supply required documentation as outlined by Easterseals Redwood.
Required Education and Experience:
  • High school diploma or equivalent
  • Valid driver’s license
  • 8-10 years of construction or demolition experience
  • 5 years of supervisory experience in a construction environment
  • OSHA 30, Skid Steer, Forklift, First Aid/CPR Certifications
WORKING CONDITIONS:
This is a full-time salaried exempt position. Work is typically performed M-F 7:30-4:30 Employee is regularly exposed to dirt, dust, debris, smells, and outdoor weather conditions. Regular exposure to minor cuts, burns or other incapacitating injury, and risk of electrical shock. Employee regularly works near moving parts.
