Job Title: Facilities Maintenance Specialist
Reports to: Director of Safety and Maintenance
FLSA Status: Non-Exempt
Position Summary
The Facilities Maintenance Specialist is responsible for supporting the safety, functionality, and operational efficiency of East Wake Academy’s buildings and grounds. This position performs routine and preventative maintenance, basic building system support, landscaping, light construction, and general repair work.
Approximately 25 percent of this role includes campus support functions related to door monitoring, traffic direction, and event support.
Essential Duties and Responsibilities
Facilities Maintenance and Operations
- Perform routine and documented inspections of buildings, grounds, and equipment to identify maintenance needs and safety concerns.
• Perform preventative maintenance and minor repairs to classrooms, offices, athletic areas, and campus facilities.
• Conduct general repair work including drywall repair, painting, minor carpentry, trim work, and door hardware repair.
• Perform basic plumbing tasks such as fixture replacement and drain clearing within scope of position.
• Perform basic electrical maintenance such as replacing light fixtures, ballasts, outlets, and switches within scope of position.
• Support HVAC systems through filter replacement and coordination with licensed contractors for advanced service needs.
• Monitor elevator operation and promptly report malfunctions to certified service providers.
• Maintain fencing, asphalt, concrete, walkways, retaining walls, and other site infrastructure.
• Operate and maintain hand tools, power tools, and maintenance equipment in a safe manner.
• Operate school utility vehicles in accordance with safety guidelines.
• Assist with event setup and breakdown including tables, seating, staging, and athletic needs.
• Maintain a clean, safe, and organized work environment.
• Inspect life safety infrastructure including emergency lighting, exit signage, fire safety equipment, and door hardware; report deficiencies as appropriate.
Grounds Maintenance
- Maintain landscaping, trees, and athletic fields.
• Perform mowing, trimming, pruning, fertilizing, and seasonal grounds work as needed or in the absence of a vendor.
• Assist with snow and ice mitigation as required.
• Remove litter and maintain overall campus exterior appearance.
Work Order and Operational Support
- Receive, prioritize, and complete assigned work orders in a timely manner.
• Communicate maintenance needs and updates to the Director of Safety and Maintenance.
• Procure and transport maintenance supplies, parts, and materials as needed to support facility operations. Use of personal vehicle may be required; mileage will be reimbursed in accordance with school policy.
• Maintain inventory of supplies and notify supervisor of replenishment needs.
• Assist with coordination of vendors and contractors as directed.
Campus Support Functions
Approximately 25 percent of duties
- Monitor and secure exterior doors during school hours.
• Assist with traffic direction during arrival, dismissal, and special events.
• Provide visible support presence during athletic events and school activities as a school representative, as needed.
• Observe and report safety concerns, hazards, or suspicious activity to administration.
• Support a safe and orderly campus environment in coordination with school leadership.
• Ensure hallways, pathways, and evacuation routes remain clear.
• Assist with fire, weather, and lockdown drills under the direction of administration.
• Assist during actual emergency events as directed by school leadership or first responders.
Minimum Qualifications
- High school diploma or GED required.
• Minimum of one year of experience in facilities maintenance, building trades, landscaping, construction, or related field preferred.
• Working knowledge of basic carpentry, plumbing, electrical, or HVAC systems preferred.
• Ability to safely operate hand and power tools.
• Valid driver’s license.
• Ability to lift up to 50 pounds and perform physical tasks consistent with heavy work classification.
Knowledge, Skills, and Abilities
- Ability to troubleshoot routine maintenance issues and determine appropriate corrective action.
• Ability to read and interpret safety procedures and basic technical instructions.
• Strong time management and prioritization skills.
• Effective verbal communication skills.
• Ability to work independently and collaboratively.
• Ability to obtain and maintain CPR and First Aid certification if required by the school.
• Working knowledge of general workplace safety standards.
Work Schedule
The standard work schedule for this position is 7:00 a.m. to 4:00 p.m., Monday through Friday, unless otherwise directed by administration.
Occasional early arrival, extended hours, or emergency response outside of the standard schedule may be requested to support campus operations. Overtime compensation will be provided in accordance with applicable wage and hour regulations for all authorized work performed beyond regularly scheduled hours.

Employees must maintain appropriate professional boundaries consistent with working in a K–12 educational environments.
Proximity to campus that allows timely response to urgent facility matters is preferred but not required.
Employees must maintain confidentiality of student and school related information in accordance with applicable laws and school policy.
Work Environment and Physical Demands
This position is classified as Heavy Work.
Duties are performed both indoors and outdoors and may involve exposure to weather conditions, temperature extremes, noise, vibration, mechanical equipment, and other typical maintenance related conditions.
Frequent lifting, climbing, kneeling, crouching, reaching, standing, and equipment operation is required.
