What are the responsibilities and job description for the Temporary Superintendent position at East Village Co-Op Building?
Job Overview
We are seeking a dedicated Temporary Superintendent to oversee the daily operations and maintenance of a co-op building. This role is essential in ensuring the building remains safe, functional, and well-maintained for residents. The Temporary Superintendent will serve as the primary point of contact for building issues, coordinate repairs, and manage building staff or vendors as needed. This position offers an opportunity to contribute to the smooth operation of a residential community while gaining valuable experience in property management.
Duties
- Sanitation & Waste Management: Daily garbage checks, packing and maintaining odor-free waste areas (East alleyway temporary storage; nothing stored on the west side), setting out bagged trash and recycling according to NYC Sanitation schedules, and keeping sidewalks broom-clean following pickup.
- Common Area & Exterior Maintenance: Daily visual pass of halls, stairwells, and landings to log hazards or cleanliness issues; weekly sweeping and mopping of all common floors (inner lobby, stairwells, and basement); and weekly cleaning of exterior drains (roof, yards, courts) and front entryways.
- Building Systems & Safety: Weekly inspections of the boiler room, water pump room, and oil tank (verifying oil levels via petrometer and visually inspecting boiler controls), alongside daily/weekly monitoring for unusual conditions or leaks.
- Package Management: Gathering and neatly consolidating new deliveries in the alcove across from the mailbox area to keep the mail zone organized (note: excludes individual tracking, secure sign-ins, or door-to-door delivery).
Ad-Hoc / On-Call Responsibilities (As Needed):
- Emergency Response: Available to report on-site within one hour for urgent building-wide emergencies (such as active major water leaks, heat or boiler failures, or electrical outages) in coordination with our managing agent or Board.
- Common Area Lighting: Replacing burnt-out light bulbs in common hallways, stairwells, or exterior fixtures as needed (infrequent occurrence).
- Graffiti Remediation: Promptly painting over any graffiti appearing on the service entrance door or front door using provided building paint, or cleaning it off glass surfaces, within 48 hours of notice.
- Lay Down Rain Runner: Install and remove runners in first floor hallway and vestibule before and after rainy days.
- Snow Removal: Promptly clear snow from building front sidewalk
