Job Description OVERVIEW
The ideal candidate will be able to work under limited supervision when supporting assigned service calls, applies sophisticated skills to perform preventive maintenance and corrective repair of buildings, building systems and equipment, within a geographical area/route across multiple sites. Monitors building system operations and performance. Uses several trade skills such as plumbing, electrical, heating and cooling, painting, roofing and others.
Responsibilities:
- Perform all plumbing, electrical, carpentry, or HVAC requirements of the assigned buildings.
· Reviews assigned work orders. Estimates time and materials needed to complete repair. Order materials and supplies to finish the tasks.
- Verify field conditions and perform any necessary repairs or adjustments.
· Perform handyman repairs to a high-level finish including furniture, doors, windows and other hardware.
- Repair doors, ceilings, locks, gates, and other general repairs, adjustments, and installations on the assigned properties.
- Perform repairs to plumbing fixtures (water closets, urinals, flush valve assemblies, lavatories, etc.)
- Perform preventive maintenance duties in accordance with UIRC’s standards, building protocol, manufacturer recommendations and industry best practices.
- Check for properly operating emergency exit signs and lights and ensure free and clear access to emergency stairs and exits.
- Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns.
- Document and report work order activities on a daily basis through a PDA device.
- Oversees and inspects the work performed by outside contractors.
- Comply with all applicable codes, regulations, governmental agency, and company directives as relates to building operations and practice safe work habits.
- Complete all required UIRC Safety Training as scheduled.
- May serve as a mentor to other technicians.
- Comply with UIRC’s Uniform Dress Code and Code of Conduct while working and maintain a neat and clean appearance while on the property at all times.
- This position is highly physical and requires regular use of hands, fingers, walking, stooping, kneeling and climbing ladders. It requires employees to regularly lift and or move up to 10 lbs., frequently lift and/or move up to 40 lbs. and occasionally lift and/or move more than 40 lbs.
- Must be able to safely use a ladder with a 350 lb. total weight limit, while carrying equipment of 50 lbs. or less
Qualifications
- High school diploma or general education degree (GED) and a minimum of 4 years of related experience and/or trade school training.
- Possess and maintain a valid driver's license and good driving record with periodic checks
- Possess necessary skills to functionally operate a "full size" van/truck
- Excellent social skills, including oral and written communications
- MS Office: Uses computer for work order system, email, teams calls, and training.

Pay: $22.00 - $26.00 per hour
