Position Overview
We’re looking for a dedicated Associate Property Director to join our community in Decatur, GA. This role is vital to the success of our property operations, ensuring smooth day-to-day management, satisfied residents, and strong financial performance.
You’ll serve as the on-site leader, partnering with the Director of Operations to uphold company standards and community excellence across all areas—from leasing to maintenance coordination.
Key Responsibilities
Resident Engagement & Community Management
- Be the main point of contact for residents, offering timely and professional assistance.
- Build positive relationships to encourage renewals and enhance resident retention.
- Conduct regular walkthroughs to ensure the community meets quality and aesthetic standards.
Leasing & Occupancy
- Oversee the leasing process from showings to move-ins and renewals.
- Collaborate with the marketing team to attract qualified applicants and maintain occupancy goals.
- Monitor market conditions to adjust strategies and maintain competitiveness.
Operations & Maintenance
- Coordinate maintenance work orders and vendor partnerships to ensure quick and high-quality results.
- Work with the maintenance staff on preventive care and community improvements.
- Guarantee compliance with all health, safety, and property codes.
Financial & Administrative Support
- Assist in rent collection, track delinquencies, and support financial reporting.
- Contribute to budget planning, expense tracking, and invoice processing.
- Maintain accurate documentation and organized property files.
Compliance & Team Collaboration
- Ensure compliance with Fair Housing laws and internal company policies.
- Partner with team members across departments to achieve operational goals.
- Promote a positive, professional culture within the property team.
Qualifications
- Experience: 2–4 years in multifamily property management, leasing, or related operations (Class C property experience preferred).
- Leadership: Demonstrated ability to manage tasks, delegate responsibilities, and guide teams effectively.
- Customer Service: Excellent communication, problem-solving, and interpersonal skills.
- Education: High school diploma or equivalent required; bachelor’s degree a plus.
- Technology: Experience with property management software such as AppFolio, Knock, or Property Matrix preferred.
