The Opportunity: Your Role in Growth & Performance
As the Assistant Community Director, you will partner directly with the Director of Operations to execute the property's business plan. You will be the on-site leader responsible for translating strategic goals into daily action, ensuring the community operates efficiently, profitably, and to the highest standard of resident satisfaction.
Core Performance Areas
- Financial Stewardship: Directly contribute to the community's financial health by aggressively managing rent collections, minimizing delinquency, and providing critical support in budget preparation and expense control.
- Operational Excellence: Serve as the hands-on project lead for all maintenance and vendor activities. This includes scheduling, quality control checks, managing preventive maintenance schedules, and ensuring rapid turnaround of service requests and unit preparations.
- Asset & Compliance Management: Conduct regular, detailed property audits (curb appeal, safety, and unit quality) to maintain the asset's value. Ensure strict compliance with all company policies, Fair Housing laws, and safety regulations.
Your Impact: Revenue Generation & Resident Experience
Your success will be measured by two key factors: increasing occupancy and fostering deep resident loyalty.
- Leasing & Revenue Driver: Take ownership of the leasing pipeline, from initial inquiry through lease signing and renewal. You will lead leasing efforts, analyze market data, and implement dynamic pricing strategies to maximize rental income and retention.
- Community Cultivator: Become the resident advocate. You will manage complex resident issues, implement successful retention programs, and maintain a proactive communication strategy that elevates the living experience and promotes high renewal rates.
What You Bring to E&E Capital Management
We are looking for a dedicated professional with a proven track record of success and a clear hunger for growth.
- Experience: A minimum of 2–4 years of hands-on experience in multifamily residential management, with a strong background in leasing and site operations. Experience with value-add or Class C properties is highly valued.
- Skills: Exceptional organizational abilities, a keen eye for detail, and advanced proficiency in property management software (experience with AppFolio, Knock, or similar platforms is a significant advantage).
- Mindset: A strong aptitude for problem-solving, comfort with financial reporting, and a positive, team-first approach to leadership.
- Education: High School Diploma or equivalent required. A Bachelor’s Degree or relevant industry certifications (e.g., CAM, CAPS) is a plus.
