Apartment Maintenance Technician – Multifamily

E & E Capital Management, LLC
Birmingham, AL Full Time
POSTED ON 8/24/2026
AVAILABLE BEFORE 12/20/2026

We'll pay for your EPA 608. Then we'll pay you more for having it.

Most apartment communities want a certified tech and won't help you become one. We do it the other way around.

This is a hands-on general maintenance role at our community in Birmingham. You'll handle the leaking water heater at nine, the make-ready turn by Friday, and the resident who just wants their dishwasher to work.

What we pay and provide

  • $22.00 – $23.50/hour, based on experience
  • Medical insurance
  • 14 days paid time off paid holidays
  • Rent discount on-site
  • Uniforms and PPE provided

Schedule

Monday–Friday, 8:00 AM–5:00 PM. On-call rotation for after-hours emergencies, approximately [one week per month — CONFIRM], shared across the team.

What you'll do

Resident service and repairs

  • Complete service requests promptly and professionally, documenting all work
  • Plumbing: faucets, toilets, disposals, water heaters, minor drain clearing
  • Electrical: outlets, switches, fixtures, breakers, within scope and code
  • Appliance troubleshooting, repair, and replacement
  • Drywall patching, paint, carpentry, tile, and door and lock repairs

Unit turns

  • Prepare vacant units for move-in on schedule
  • Punch-list and final quality check before a unit goes back on the market

Property and team

  • Keep grounds, breezeways, and common areas safe and presentable
  • Assist with HVAC filter changes, coil cleaning, and preventive maintenance — good exposure if you're working toward your 608
  • Support pool, irrigation, and life-safety equipment upkeep as assigned
  • Maintain shop organization, tools, and inventory
  • Follow all safety protocols and company policies

What you need

  • 2 years of hands-on maintenance experience across plumbing, electrical, and appliances
  • Comfort working independently and prioritizing your own day
  • Ability to read service manuals and work orders
  • Valid driver's license and reliable transportation
  • Availability for the on-call rotation
  • Professional, courteous presence with residents

Nice to have

  • EPA Section 608 certification — we cover it if you don't have it
  • HVAC troubleshooting experience
  • Prior multifamily or residential property maintenance experience
  • CPO or CAMT certification — we cover both
  • Property management software experience (Yardi, Entrata, RealPage, or similar)
  • Bilingual English/Spanish

Where this goes

Several of our Lead Techs and Maintenance Supervisors started in a seat like this one. Tell us at the interview what you want to be certified in, and we'll build the plan with you [and name the Birmingham HVAC rate here if that role is live].

Physical requirements

Lifting and carrying up to 50 lbs, with assistance for heavier equipment. Climbing ladders, kneeling, bending, and crawling. Access to attics, crawl spaces, and mechanical rooms. Outdoor work in varying weather. Reasonable accommodations will be made for qualified individuals with disabilities.

To apply

Hit Apply. No cover letter — we care more about what you can fix than how you write about it. Offers are contingent on a background check and drug screening.
