Job Summary
The Estimator is responsible for preparing accurate and competitive cost estimates for commercial construction projects. This role analyzes drawings, specifications, and other bid documents to determine material, labor, equipment, and subcontractor costs. The Estimator works closely with Project Managers, Superintendents, and leadership to support successful bidding, budgeting, and project execution.
Job Responsibilities
- Review and analyze project drawings, specifications, and bid documents
- Prepare detailed quantity takeoffs and cost estimates for labor, materials, equipment, and subcontracted work in a clean, professional, and consistent manner
- Strong ability to read, understand, and interpret architectural, structural, MEP, and civil plans
- Solicit, review, and evaluate subcontractor and supplier bidsDevelop bid summaries, pricing breakdowns, and realistic budgets using subcontractor bids and historical data
- Identify project risks, scope gaps, and value engineering opportunities
- Assist with bid strategy development and proposal preparation
- Maintain historical cost data and estimating databases
- Support project handoff from estimating to project management after award
- Communicate with clients, architects, engineers, and subcontractors as needed
- Attend pre-construction meetings and explain estimate logic to project stakeholders
- Participate in pre-bid meetings, site walks, and post-bid reviews
- Maintain a database of jurisdictional notes to utilize in future projects
- Build and maintain strong relationships with qualified trades across the company’s regions
- Improve processes as is relevant
Work Environment & Physical Requirements
- Office-based with occasional jobsite visits
- Must be able to review plans and specifications for extended periods of time
- Must be able to travel to project sites or pre-bid meetings
Required Qualifications
- Bachelor’s degree in Construction Management, Engineering, or related field (or equivalent experience)
- Experience in commercial construction estimating
- Strong ability to read and interpret construction drawings and specifications
- Solid understanding of construction means, methods, and materials
- Proficiency with estimating software and Microsoft Excel
- Strong analytical, organizational, and communication skills
- Ability to manage multiple bids and deadlines simultaneously
Preferred Qualifications
- Experience estimating commercial projects such as office, retail, healthcare, industrial, or mixed-use developments
- Familiarity with estimating software (e.g., Bluebeam, On-Screen Takeoff, Sage, ProEst, or similar)
- Knowledge of local market pricing, subcontractors, and suppliers
- Experience with value engineering and cost analysis
- Valid driver’s license and ability to attend site visits as needed
