Summary
The Foreclosure Specialist will be responsible for managing a portfolio of residential loans in various stages of foreclosure within our mortgage servicing department. This role requires strong organizational skills, attention to detail, and the ability to work closely with attorneys, vendors, and internal teams to ensure timelines are met, compliance is maintained, and loss exposure is minimized.
Key Responsibilities
- Review loan files to determine foreclosure eligibility and ensure all investor, insurer, and regulatory requirements are met prior to referral.
- Initiate and track foreclosure proceedings in accordance with applicable state laws and investor guidelines.
- Prepare and send complete attorney referral packets; maintain ongoing communication with foreclosure counsel to ensure timely progression of cases.
- Process and respond to attorney requests for payoff and reinstatement figures within required timeframes.
- Order, track, and review title searches, appraisals, and other required documentation to support foreclosure actions.
- Maintain accurate loan-level data in servicing and attorney case management systems.
- Monitor court filings, sale dates, and other milestones to ensure cases are worked within required timelines.
- Coordinate with Bankruptcy, Loss Mitigation, and REO teams to avoid dual-tracking and ensure accurate case handling.
- Provide regular updates and reporting on foreclosure pipeline status to management and investors.
- Respond to borrower inquiries and work with appropriate parties to resolve disputes or escalations related to the foreclosure process.
- Perform quality control reviews of foreclosure files to ensure accuracy and completeness prior to key milestones.
Qualifications
- 4 years of residential mortgage servicing experience with a focus on foreclosure, loss mitigation, or default operations.
- Solid understanding of foreclosure processes, state-specific requirements, and related legal documentation.
- Proficiency in Microsoft Office Suite (Excel, Word, Outlook) and ability to learn servicing and case management systems; FICS experience a plus.
- Strong organizational skills and attention to detail, with the ability to manage multiple priorities under tight deadlines.
- Excellent written and verbal communication skills; ability to work effectively with internal departments, legal counsel, and external partners.
- Experience reviewing and interpreting loan documentation and legal pleadings.
- Knowledge of bankruptcy and REO processes preferred.
- Spanish-speaking a plus.
Salary : $45,000 - $52,000
