Key Responsibilities
• Serves as primary Borrower and HUD contact responsible for oversight of assigned loan portfolio
• Maintains current risk assessment of assigned loan portfolio--performance, watchlist criteria, compliance (including green MIP, if applicable) and inspection/survey results in Enterprise
• Conducts new borrower “welcome” calls to review HUD protocol
• Follows up on delinquent loans with goal of minimizing delinquent payments/defaults
• Collects, tracks and analyzes monthly, quarterly and annual financial reporting (emphasis on debt service coverage and other key performance indicators), as required
• Reviews HUD (NSPIRE) physical inspection reports and follows up on properties with low scores for action plan
• Prepares required forms and processes requests for advances from debt service reserves, initial operating reserves, non-critical repair escrows; ensures criteria is met for final releases
• Healthcare loans: reviews requests for advances from project Replacement Reserves and submits electronically to HUD (via healthcare portal)
• Healthcare loans: Collects and records CMS Star ratings and other state regulatory inspections, as information becomes available
• Healthcare loans: Enters quarterly financial information and/or creates batch uploads for HUD Healthcare Portal
• Carries out asset management tasks and provides Lender deliverables for Transfer of Physical Assets (TPA) applications (loan assumptions and/or changes in borrower entity) and changes in Operators and Management Agents, applications for Accounts Receivable financing
• Coordinates insurance reviews (for changes in borrowers and operators), as needed
• Processes insurance hazard loss claims and coordinates inspections, as needed
• Manages HUD approval for any easements, condemnations and partial release of security and all other requests requiring HUD and/or Lender approval
• Working with asset management team, Originators, Borrowers & HUD, closely monitors and contributes to “work out” solutions for troubled loans and/or loans out of compliance
• Carries out special projects, as requested
Skills, Knowledge and Expertise
• BA or BS required; Business Administration preferred
• 5 years of experience in asset management and/or servicing of multifamily rental housing
• Existing knowledge of FHA/HUD asset management and servicing guidelines, compliance and reporting requirements
• Healthcare experience is a plus
