Position: Onsite Turnaround Asset / Community Manager
Reports Over: Leasing Manager onsite staff/maintenance/vendors
Compensation: $8,000/month Free Onsite Housing
Commitment: 3–6 Months (with potential extension)
Location: Montgomery, AL – Old Cloverdale (superior former-hotel community: 14-building site near the country club) Greenbriar Apartments
About the Role:
This is a 24/7 passion project for a leader personally vested in results. You will take charge of stabilizing and upgrading a unique former-hotel community in Old Cloverdale, along with its sister property nearby. You will work directly with the general partners and ownership in Monday and Friday standing meetings, driving the property from its current distressed status to a new supplemental loan with clarity, excellence, and innovation.
You will coordinate closely with local hospitals, universities, and leasing managers to build demand and move the assets to full occupancy as fast as possible, while maintaining high fiduciary standards and strong financial discipline.
Responsibilities:
– Live onsite in the provided unit; manage both properties day-to-day
– Lead and supervise the leasing manager and onsite staff
– Oversee marketing, lease-up strategy, renewals, and resident relations
– Implement strict financial controls, reporting, weekly KPIs, and budget adherence
– Work directly with the general partners/ownership in structured Monday and Friday update meetings, bringing clear metrics, problems, and solutions
– Drive the properties from current status to a refinance-ready, supplemental-loan position through occupancy, NOI growth, and disciplined CapEx
– Work directly with GCs and contractors: scope work, bid projects, compare bids, negotiate pricing, manage timelines, and drive accountability
– Direct maintenance, unit turns, inspections, and life-safety items
– Build relationships with nearby hospitals, universities, and major employers to create consistent leasing pipelines and referral channels
– Build a professional, resident-forward culture and improve satisfaction
– Treat the turnaround as a mission: push occupancy, collections, and physical condition forward every single week
Requirements:
– 3 years in multifamily property management, asset management, or community leadership
– Demonstrated success stabilizing distressed or underperforming assets
– High fiduciary responsibility with strong financial and reporting discipline
– Experience managing GCs, contractors, vendors, and competitive bidding
– Comfort working directly with ownership/GPs and presenting metrics and plans
– Strong operational systems: leasing, collections, CapEx, make-readies, resident relations
– Ability to work independently with full accountability and urgency
– Must be able to start quickly and be available for onsite interviews immediately
This role is for someone who takes ownership, not someone who waits for direction.
