Position Summary
The porter is responsible to clean the public areas of the building and the exterior property on a daily basis. The building should always be clean and smell fresh. The Porter will also assist the rest of the staff, as directed, in their efforts to manage the property in an efficient manner.
Essential Duties and Responsibilities
The Porter will conduct all business in accordance with company policies and procedures, and state and federal laws (OSHA, ADA and Fair Housing). Essential functions include, but are not limited to the following:
· Perform the daily cleaning of the building in accordance with the schedule prepared by the building superintendent. Pick up trash, litter, cigarette butts and pet droppings from the grounds.
· Clean the backyard and pick up trash from the planters.
· Report any defective or broken equipment to the superintendent immediately.
· Take down the garbage from all floors to the compactor room, clean the garbage rooms and work the compactor.
· Take out the garbage and separate the recyclables in accordance with Sanitation Department guidelines.
· Pick up trash on the floors, remove stains from carpets, clean marks on the walls in the hallways and proactively correct cleanliness problems when they first appear.
· Clean the windows throughout the building.
· Assist the Superintendent when he needs help performing a task or a repair.
· Shampoo the carpets in the hallways.
· Strip and wax tile floors in the building per the Superintendents instructions. Buff and polish the waxed floors on a weekly basis to maintain the shine.
· Perform snow and ice removal.
· Notify the superintendent about burned out light bulbs, broken equipment in the building, vandalism, graffiti or any suspicious activity.
Minimum Qualifications (Knowledge, Skills, and Abilities)
- High school diploma or general education degree (GED)
- Prior custodial or cleaning experience preferred
- Customer service skills
- Good organization skills
- Able to multi-task
- Able to work in a team environment and take direction from supervisor
- Able to read and interpret documents such as procedures, work instructions
- Able to write required reports
- Able to work 25-30 hours; weekly schedule may change as required
Physical Demands and Work Environment
· Able to operate equipment, machinery and tools (wrenches, hammer, broom, snips, hand trucks, step ladders, blowers, shovels, etc…)
· Constantly required to be on feet/standing
· Regularly required to communicate with staff, visitors and residents.
· Frequently is required to use hands or fingers, handle or feel objects, tools, or controls.
· Frequently required to walk; sit; balance; crouch; push and pull objects; bend; and reach with hands and arms. Climb ladders and stairs.
· Must be able to regularly lift and/or move up to 75 pounds; and occasionally lift/carry up to 100 pound (heavier lifts will normally be made with the assistance of a co-worker).
· Close vision, distance vision, and the ability to adjust focus.
· Work environment includes climatic exposure to heat and cold (outside work), noise, vibration, heights, enclosed spaces, cleaning agents, dust and other household irritants.
