POSITION SUMMARY
The Maintenance Tech 2 is responsible for maintaining the physical functionality and safety of the Dr. Phillips Center venue. The Facilities Maintenance Tech 2 works as part of the Facilities Maintenance team to perform minor, routine, and/or emergency repairs and maintenance at the Dr. Phillips Center which includes a multi-theater, multi-venue complex and outdoor public plaza.
This individual must have at least 5 years’ experience in a job-related field and a broad knowledge and understanding of facilities including aspects of building maintenance, energy management; infrastructure equipment such as HVAC, cleaning, carpentry, electrical, plumbing, painting, wall coverings, flooring, and/or masonry care and upkeep. Florida Electrical Journeyman’s license is a plus.

ESSENTIAL JOB FUNCTIONS/RESPONSIBILITIES
- Maintain and troubleshoot a variety of facility infrastructures equipment such as: HVAC equipment and control systems; hot and cold-water distribution systems; power distribution systems and equipment; building generators; and fire/life safety equipment. Detect and report faulty or improperly operating equipment, or unusual conditions to Supervisor.
- Maintain the physical functionality and safety of the facility. Perform a variety of repair and maintenance tasks such as: carpentry, electrical, plumbing, painting, wall covering, flooring and masonry. Perform tasks with to a high degree of quality standard.
- Respond to verbal and written requests to perform minor, routine and/or emergency repairs and maintenance throughout the facility (indoors and outdoors). Monitor and maintain cleanliness, safety and organization of assigned work areas. Maintain records and logs to ensure compliance with center guidelines, local, state, and federal regulations. Complete “end of shift” reports providing status of assigned work.
- Represent Facilities Operations to guests and internal teams providing prompt and courteous response. Act with a sense of urgency to correct items impacting the guest experience. Maintain constant communication with Facilities team, security and others by carrying a radio and responding to calls in a timely and professional manner.
- Perform all repairs and work following prescribed guidelines and safety requirements. Report any maintenance problems, safety hazards, accidents or injuries.
- Conduct inspections and perform general and preventive maintenance and janitorial operations as needed. Visually inspect tools, equipment and machinery for safe use and operation.
- Attend and participate in scheduled meetings. Maintain the confidentiality and security of all data and information relating to the facility. Participate in required training such as: blood-borne pathogens, fire safety, right-to-know, hearing protection, ladder safety, lock-out/tag-out and chemical hygiene. Abide by all relevant facility policies and procedures, including all safety procedures.
- Maintain inventory of supplies needed to perform job function. Submit requests for parts and supplies as needed.
- Due to the cyclical nature of our business, other duties and special projects may be assigned, such as serving on the theater fire brigade, janitorial, landscaping, making props, cleaning of the workshop, etc.
- Follow and support all operational policies and procedures. Assimilate into the arts center culture through understanding, supporting and demonstrating the core values.
- Maintain a professional and friendly relationship with other departments, colleagues, and partners.
- Able to remain calm under pressure. Ability to work effectively with internal and external customers, some of whom will require high levels of patience, tact, and diplomacy.
- Maintain Dr. Phillips Center standards of customer service at all times.
- Able to effectively communicate in English in both written and oral forms.

- High School diploma or GED equivalent
- General knowledge in building and grounds maintenance with at least 5 years’ experience.
- Florida Electrical Journeyman’s license preferred. Advanced knowledge of electrical application and safety procedures.
- Prefer candidates with the following knowledge and skills:
- Automated building management systems (Desigo CC preferred)
- Fire alarm systems: troubleshooting fire panel, alarm resets and fire pump
- ETC lighting systems or comparable manufacturer
- Knowledge of the use and care of tools and equipment used in facility and grounds maintenance. Working knowledge of basic hand tools and other equipment.
- Possess a valid Florida driver’s license with minimal infractions within the last 3 years.
- Knowledge of care and maintenance tactics on wall finishing, painting, wall covering, and architectural finishes.
- Knowledge of general safe operating procedures and conservation programs.
- This position requires the ability to work a variable schedule, evenings, weekends, and holidays to meet operational needs.
- Ability to lift, grasp and/or carry supplies or equipment weighing up to 50 lbs.
- Ability to climb stairs and ladders and work at heights up to approximately 25 feet.
