Job Summary
We are looking for a reliable and highly organized On-Site Property Manager to oversee the daily operations of three small multifamily communities totaling 40 units in the Mid-Wilshire area of Los Angeles. The right person will have strong property management experience, solid legal and administrative skills, and the ability to communicate clearly and professionally with residents, vendors, and ownership.
This role handles the full leasing process, ensures compliance with Fair Housing and California landlord-tenant laws, coordinates property maintenance, and keeps the communities clean, safe, and running smoothly. You’ll be the on-site point of contact and the face of the property—supporting residents, addressing issues as they arise, and maintaining a positive living environment.
This is a part-time, on-site position averaging 20–25 hours per week and includes hourly compensation plus a one-bedroom apartment as partial housing credit.

Duties
- Manage all day-to-day property operations, including leasing, resident relations, maintenance coordination, and vendor management.
- Handle the full leasing process: tours, application review, screening, approvals, and lease execution through AppFolio.
- Ensure compliance with Fair Housing, California landlord-tenant laws, and all internal policies.
- Prepare and manage legal and administrative documents, including contracts, notices, lease files, and move-in/move-out paperwork.
- Maintain accurate resident records, financial documents, maintenance logs, and property data using AppFolio, and standard office software.
- Collect rent, deposits, and fees; conduct delinquency follow-ups and coordinate reconciliation with the corporate office.
- Coordinate and track maintenance requests, vendor work, repairs, and turnovers to ensure timely and quality completion.
- Conduct regular property inspections to identify safety risks, repair needs, and cleanliness issues; ensure common areas and vacant units are consistently well maintained.
- Serve notices and enforce community rules professionally, consistently, and in accordance with legal requirements.
- Address resident concerns, conflicts, and service needs with professionalism, discretion, and strong communication skills.
- Maintain smooth communication between residents, vendors, ownership, and internal teams with strong administrative support and phone etiquette.
- Respond to urgent or emergency calls, including after-hours messages, and provide proper follow-through.
- Support occupancy and retention efforts through strong customer service and upselling of services or amenities.
- Use AppFolio for leases, work orders, reporting, resident communication, and overall property management tasks.
Experience
- Proven experience in residential property management or real estate administrative roles, preferably in multifamily communities.
- Strong working knowledge of Fair Housing regulations and California landlord-tenant law.
- Proficiency with property management software such as AppFolio (preferred), Yardi, OneSite, Buildium, or RealPage.
- Solid background in legal administrative processes related to leases, contracts, compliance documents, and required notices.
- Excellent customer service abilities with experience in conflict resolution, negotiation, and handling resident concerns professionally.
- Strong office administration skills, including accurate data entry, organized filing systems, reliable phone etiquette, and general administrative support.
- Working knowledge of coordinating maintenance needs, vendor scheduling, and property upkeep.
- Highly organized, detail-oriented, and able to manage multiple priorities in a fast-paced environment.
- Professional, reliable, and proactive, with a willingness to respond to after-hours issues when necessary.
- Sales or upselling experience is a plus for supporting occupancy and resident retention.
Pay: $17.28 per hour
Expected hours: 20.0 – 25.0 per week
