JOB SUMMARY
This is a skilled work position responsible for the maintenance and repair of items at the Douglas County Courthouse. The incumbent shall have knowledge and experience in electrical, plumbing, HVAC, pneumatics, and general repair work. This job description also requires the person to be on-call nights and weekends for emergency response or repairs.
ESSENTIAL JOB FUNCTIONS
· Receive and complete work orders and preventive maintenance orders through courthouse computerized maintenance system
· Perform HVAC repairs and maintenance including pneumatic components of VAV's, PIU's, and other pneumatic controls
· Learn courthouse computer-based energy management system to monitor and control HVAC equipment and schedules
· Make repairs and adjustments on doors, door closers, door locks, furniture etc
· Perform custodial duties inside and outside the courthouse as needed
· Respond quickly to emergency maintenance/repair situations
· Perform snow removal and leaf sweeping as needed
· Respond to after-hours and weekend maintenance and repairs requests
· Keep tools, shop, and work area clean and organized
· Perform other duties as assigned
MINIMUM QUALIFICATIONS
Education and Experience:
· Minimum 2 years' experience in commercial high-rise maintenance
· Live within 30 minute drive of the courthouse
Additional Qualifications:
· Must be 18 years of age or older
· Possess and maintain a valid Georgia Driver's License (Class C) and a satisfactory motor vehicle record (MVR)
Knowledge, Skills and Abilities:
· Knowledge of or ability to learn county and department operations, ordinances, policies, procedures, terminology, and materials as they relate to assignment
· Knowledge of business English, spelling, and grammar
· Knowledge of occupational hazards and safety precautions necessary for the safe operation of equipment, tools, machinery, and vehicles as required by assignment
· Knowledge of specialized software, machinery, materials, terminology, and/or forms essential to the assignment
· Skill in effective inter-personal, public relations, and customer service; excellent oral and written communication skills to satisfactorily resolve conflicts and issues
· Skill in estimating and determining material and project costs
· Skill in handling and operating all assigned equipment, tools, and/or vehicles in a safe and proficient manner
· Skill in planning, prioritizing, organizing, and completing work assignments.
· Ability to apply common sense to understand, follow, and complete verbal and written instructions
· Ability to communicate and interact clearly and effectively with all those contacted in the course of work in a professional and courteous manner, both orally and in writing; establishing and maintaining effective, professional, and cordial working relationships
· Ability to make sound, independent decisions within policy guidelines by exercising good judgment and intelligent situation-assessment
· Ability to read and comprehend a variety of documents, memos, instructions, correspondence, policies, engineering drawings, blueprints, et cetera
· Ability and willingness to meet physical requirements and perform manual labor (including lifting and carrying heavy objects) indoors or outdoors for extended periods of time
· Ability and willingness to work with and assist others to complete assigned project.
· Ability to work under stress and during emergency situations
