General Manager, Florida

About Doorvest

Founded in 2020, Doorvest is a real estate technology and investment platform that democratizes access to single-family rental investing. Headquartered in San Francisco and backed by top-tier venture firms including M13, Mucker Capital, and Gaingels, we've helped hundreds of investors build wealth through institutional-grade real estate.

We run an end-to-end platform spanning acquisition, management, and exits, with single-family and small multifamily rentals across markets including Florida, Ohio, Texas, Georgia, Oklahoma, Tennessee, and Oregon. We are scaling fast, and we run our operations like a technology company: distributed teams, a managed vendor network, and a heavy reliance on data and tooling to move faster than a traditional property manager ever could.

The Role

We are hiring a General Manager to own our Florida market, based in Saint Petersburg. Our Florida portfolio spans the Tampa Bay area: St. Petersburg, Tampa, Clearwater and Pinellas County, and Bradenton and Manatee County. You are accountable for everything that happens to our homes here: that they are well maintained, that turns are fast, that vendors deliver, and that the market performs. Our Central Operations team handles owner and tenant communications, collections, accounting, and back-office work. The physical market is yours.

The majority of this job is maintenance, turns, and leadership. Most weeks, most of your time goes to making sure work actually gets done on the ground: inspections scoped, bids collected and challenged, work orders dispatched, vendors held to the date, and homes brought back to rent-ready fast. You will also lead our local leasing team and keep the Florida pipeline moving.

This is a local, hands-on job for someone who wants to own a market rather than administer a portfolio. You need to know property management, know Tampa Bay, and know Florida landlord-tenant law. Like everyone at Doorvest, you will wear multiple hats and take on the work the business requires.

What You'll Own
  • Own the performance of the Florida market: occupancy, turn time, maintenance quality and cost, and owner and tenant satisfaction.
  • Dispatch local vendors and technicians day to day, and hold them to cost, quality, and turnaround.
  • Collect and challenge make-ready and repair bids, and confirm work is actually completed before it is closed and billed.
  • Own turnovers end to end: move-out inspection, scope, work orders, and getting the home rent-ready and listed quickly.
  • Build and manage the local vendor bench: source, onboard, price, and performance-review the contractors who do the work.
  • Lead the local leasing team, including our leasing agents and straight-lease team: showing coverage, keys and lockboxes, daily standups, and a pipeline that keeps moving within Doorvest's process and systems.
  • Attend Section 8 and housing-authority inspections across St. Petersburg, Pinellas County, Clearwater, Tampa, and Manatee County, and city inspections, and complete required repairs.
  • Cover court appearances, set-outs, and occupancy checks on eviction cases managed by our central team.
  • Cure code violations and HOA notices, and handle in-market escalations: in-person tenant issues, property walks, and owners with large portfolios in the market.
  • Own hurricane-season preparedness and storm response for the portfolio, including post-storm damage assessments and local insurance-claim support.
  • Keep the market compliant with Florida landlord-tenant law (Fla. Stat. Chapter 83, Part II) and local inspection and habitability standards.
  • Own the market P&L, review owner-statement exceptions before monthly close, and make sure every work order is coded and billed accurately.
  • Work in our systems, live in the data, and give Central Operations the operator feedback that improves the tooling.

Who You Are
  • 5 years in property management or residential real estate operations, with real single-family or scattered-site experience, not only on-site multifamily.
  • 3 years leading teams, with a track record of hiring, coaching, and holding people to a standard.
  • Experience running distributed operations: work happening at dozens of addresses at once, through people you do not sit next to.
  • Working knowledge of Florida landlord-tenant law, and the judgment to know when to call counsel.
  • Experience with Section 8 / housing-authority inspections and hurricane-season preparation and response.
  • Genuine knowledge of Tampa Bay: which neighborhoods rent, what they rent for, and which vendors are worth calling.
  • Software-flexible: comfortable in property management software and new tools, and quick to adapt when we change the stack.
  • High ownership and a bias toward action, as comfortable in a vacant house as on a video call.
  • Able to work from our Saint Petersburg office and in the field five days per week. Valid driver's license and reliable transportation required. You will need to be on call for emergency maintenance and storm response.

What We're Not Looking For

This is not a desk job and it is not a remote one. If you want to run a market from a dashboard and let someone else handle the vendors, the vacant homes, and the frustrated owner on a Friday afternoon, this is the wrong role. It is also not an asset-management or portfolio-analyst seat; the work is operational and physical. We're looking for an operator who knows this market, wants to be accountable for it, and will use good technology to run it better than a traditional property manager could.

Compensation & Benefits
  • Competitive base salary (based on skills and experience)
  • Performance upside tied to the results of the market you own
  • Full benefits package (upon completion of probationary period)
  • The chance to own an entire market end to end, with a technology platform and a central operations team behind you
