Position Description
ACS Plant Manager
MINIMUM TRAINING AND QUALIFICATIONS:
- A high school diploma or equivalent
- A minimum of 5 years prior supervisory experience preferred
- A minimum of 5 years of experience in maintenance and operation of buildings
- A minimum of 5 years of experience in lawn and grounds maintenance
- Communicates effectively in written and oral form using positive interpersonal skills and works collaborative with others
- Proficient in the use of computers to include word processing, spreadsheet and database applications to log work orders
- Ability to work independently, manage time effectively, and prioritize tasks
- Reliable transportation required
- Such alternatives to the above qualifications as the Superintendent may find appropriate and acceptable
JOB GOAL: Responsible for overseeing the daily operations and maintenance of the school’s physical plant, including buildings, grounds, utilities, and related equipment. Ensures that the school environment is safe, clean and conducive to learning.
REPORTS TO: Principal (day to day); Executive Director of Operations
PERFORMANCE RESPONSIBILITIES:
Facility Maintenance and Repairs
- Supervises, performs and/or assists subordinates and contracted services with maintenance activities, including but not limited to the cleaning of classrooms, restrooms, kitchen facilities, offices, recreational and other areas;
- Performs routine inspections and repairs to ensure that all facilities are in good condition
- Performs routine cleaning and landscape duties to maintain clean, neat, and attractive buildings and grounds
- Maintains appropriate equipment and preventative maintenance schedules: initiates repair work as needed
- Maintains a daily, weekly, and monthly checklist of building needs and submits to the Chief of Operations
- Required to assist ACS maintenance staff as needed on all Construction, HVAC, Plumbing and Electrical projects at any facility in the Arlington Community Schools District
- Performs minor repairs and adjustments to building fixtures and equipment including but not limited to: Painting, floor repair and wall patching
Safety and Compliance
- Conducts daily walkthroughs of buildings and grounds to ensure facilities are functioning properly, clean, and safe
- Ensures that the conditions of school facilities meet the expectations of ACS, Principal, and Chief of Operations
- Interacts with Fire Marshal, OSHA Inspectors and Risk Manager to ensure that all safety items related to facilities are in compliance with local, state and federal regulations
- Ensures that outside organizations renting the facilities are abiding by the rules and regulations stated in the rental agreement and if not, reports any incidents to the appropriate personnel
- Assumes responsibility for general security to include opening and closing of building
Grounds Maintenance
- Ensures all entrances, walkways, sidewalks, and steps are clear and free of hazards, such as debris, ice, and snow particularly during weather conditions
- Manage and oversee the upkeep of the school’s exterior, including landscaping, parking lots, athletic fields, athletic facilities
- Performs seasonal projects such as tree trimming, lawn care, and snow removal
- Adjusts and arranges furniture and equipment; sets up various areas for special events, meetings, and other school activities
Utilities and Equipment Management
- Locates and operates all emergency shutoff valves, switches or controls for electrical, gas and water systems in the event of an emergency
- Monitors air conditioning, ventilation, and heating systems appropriate for the season
- Maintains an inventory and requisitions necessary supplies and equipment as needed
Collaboration and Communication
- Serves as the primary contact for facility-related issues within the school
- Communicates with the additional plant manager to share tasks that may carry over to evening hours that need to be handled prior to the next day
- Communicate effectively with school administration, staff, and external vendors regarding facility needs, schedules, and emergency situations
- Utilizes current software to submit and follow up on work requests maintenance for needed repairs
Emergency Response
- Responds to security alarm calls and emergency site maintenance as required
- Manage emergency repairs and coordinate with the appropriate authorities as needed
- Performs other duties as assigned by the Principal or Chief of Operations or Designee or Superintendent or Designee
Supervisory Responsibilities:
- This job assists in supervising contracted services with maintenance activities (Eg. cleaning, repair work, construction projects)
Working Conditions:
Exposure to the following situations may vary based on circumstances and factors that may not be predictable:
- High School (indoor facilities and outdoor facilities)
- Some evening and weekend hours as needed
- On-call availability for emergencies
- Consistent and prompt attendance is imperative for this role

Salary: $59,957 - $64,900 pending similar/like experience
The Plant Manager position is a 12-month support/classified position. Performance of this job will be evaluated in accordance with provisions determined by the Human Resources Department.
