Key Responsibilities
- Marketing & Leasing: Advertise available units, conduct tours for prospective residents, conduct daily follow-up, and negotiate lease terms.
- Applicant Screening: Collect applications, verify income/references, and process credit checks.
- Resident Relations: Handle tenant inquiries, resolve complaints, and assist with maintenance requests.
- Administrative Duties: Prepare and renew lease agreements, maintain accurate property records, and conduct move-in/move-out inspections.
- Move-In Apartment Inspection: Prior to every new resident move-in, complete the Move-In Checklist/Punch Sheet.
- Market Knowledge: Monitor local rental market trends and survey competitors to maintain competitive pricing.
Required Skills and Qualifications
- Communication: Excellent verbal and written skills for interacting with prospective and current tenants.
- Sales & Customer Service: Strong, persuasive sales skills with a customer-focused attitude.
- Organization: Ability to handle multiple tasks, such as scheduling tours and managing paperwork simultaneously.
- Technical Skills: Proficiency in property management software (e.g., Yardi, Yardi1), internet marketing, and strong MS Office skills.
- Compliance: Knowledge of Fair Housing laws and local, state, and federal housing regulations.
- Ability to pass a background check.
Objectives of This Role
- Keep occupancy at or above budgeted numbers.
- Ensure a frictionless signing and move-in process for applicants.
- Maintain accurate records for the community.
- Assist Manager in any other duties required to keep occupancy up and residents satisfied.
