Dolphin Property Services is a real estate property management company specializing in affordable housing properties. We are a growing NY-based Property Management firm seeking a skilled and reliable Utility Porter/ Handyperson to join our team and contribute to the maintenance and upkeep of our properties.
Summary/Objective:
As a Porter, you will play a crucial role in maintaining and enhancing the quality of life for our residents by ensuring the safety, functionality, and aesthetic appeal of our community.
Classification: Non-Exempt (overtime eligible)
Essential function/Responsibilities: duties include but are not limited to the following:
- Monitor building and grounds to ensure a neat and clean presentation and environment.
- Complete routine painting, plumbing, electrical wiring, carpentry and other related maintenance activities using hand tools
- Follow all written and verbal instructions by Superintendent and/or Property Manager
- Ensure all supplies are stored in appropriate areas.
- Complete grounds maintenance in absence of outside cleaning service such as mowing, trimming shrubbery, cultivating flower beds.
- Remove trash and dispose of in designated areas in absence of outside cleaning services
- Maintain tools and equipment in a clean, orderly and safe manner.
- Ensure security of building during and after completed jobs and report any security violations to management.
- Report the need for any major repairs to supervisor.
- Report and repair emergency maintenance problems and/or environmental hazards immediately.
- Emergency on-call duties as required or assigned.
- Appropriately notify the Property Manager if service requests cannot be completed due to ordering parts or any other reason.
- Maintain workshops and storage areas in a clean, neat and orderly fashion.
- Keep Company tools, equipment and vehicles in properly maintained, good working order.
- Follow site’s preventive maintenance schedule.
- Responsible for physical maintenance and appearance of vacant units, public areas, hallways, grounds maintenance areas, offices, laundry areas, including cleaning and mopping of hallways, elevators, laundry, community, games, and fitness room.
- Cleaning the sidewalks and parking lots.
- Care and upkeep of grounds, including snow removal. Sidewalks and steps should be kept clear of snow and ice, if such service is necessary.
- Responsible for key control.
- Clean up any dirt or debris in apartments which was created in performance of specific assignment.
- Assist in heavy cleaning of all common areas including vacuuming and shampooing of all carpeting, washing of floors, cleaning stairways and utility rooms, replacement of light bulbs, cleaning windows/glass, etc., as schedule permits.
- Consistently maintain a professional, courteous attitude when dealing with residents, co-workers and the general public.
- Assist with apartment inspections.
- Assist with preparation of incident reports and reporting to the Property Manager
- Read and adhere to all Company policies and procedures.
- Other duties as assigned.
Requirements:
- Proven experience as a porter or similar role
- Strong knowledge of general maintenance of a building
- Ability to use various hand and power tools safely and effectively.
- Good problem-solving skills and attention to detail.
- Excellent communication and customer service skills.
