Position SummaryDolfin is seeking an experienced, highly motivated Senior Originator to lead business development and transaction origination efforts. This role is responsible for sourcing, structuring, and closing new opportunities with corporate end users, private equity sponsors, developers, and advisory partners. The Senior Originator will play a central role in expanding Dolfin’s market presence by educating counterparties on an alternative capital solution for funding long-term capex. The ideal candidate has spent years cultivating trust with the people who control major corporate capital expenditure decisions and is ready to deploy that network in a high-impact originations capacity.
Key Responsibilities• Serve as a trusted advisor to corporate decision-makers evaluating capital expenditure alternatives, including tenant improvement financing, FF&E leasing, and sale-leaseback structures.
• Open and advance conversations with target corporations across industries including but not limited to legal, retail, financial services, healthcare, technology, and manufacturing.
• Originate and develop new business opportunities with corporate occupiers, sponsors, developers, and intermediaries
• Build and manage a consistent pipeline of qualified transactions from initial outreach through closing
• Clearly articulate Dolfin’s value proposition relative to traditional bank and real estate financing options
• Lead transaction structuring discussions and coordinate with credit, legal, and underwriting teams
• Develop referral relationships with brokers, investment banks, corporate banking teams, and real estate advisors
• Maintain active coverage of target industries and market participants to drive proprietary deal flow
• Represent Dolfin in meetings, conferences, and industry events
• Identify and qualify corporate tenants with near-term or pipeline capital expenditure needs across multi-site or single-site improvement projects.
• Collaborate with Dolfin’s senior leadership to refine go-to-market messaging for the corporate audience, including pitch materials, executive summaries, and case studies.
• Provide market intelligence on corporate real estate trends, capital expenditure cycles, and competitive financing alternatives to inform Dolfin’s product and pricing strategy.
• Maintain a disciplined pipeline and activity log, with regular reporting to the Head of Originations and Founders.
QualificationsRequired• 7 years of experience in commercial lending, equipment finance, structured finance, real estate finance, or corporate/investment banking
• Demonstrated track record of sourcing and closing upper middle-market or large corporate transactions
• Strong understanding of credit, capital structures, and lease/finance products
• Existing network of corporate, sponsor, banking, or advisory relationships
• Highly self-directed with an entrepreneurial approach to business development
• Track record of originating and closing complex, relationship-driven transactions, whether in structured finance, commercial lending, sale-leaseback, equipment leasing, or corporate real estate services.
• Strong financial fluency: ability to speak credibly to corporate finance teams at multinational corporations.
• Exceptional communication and executive presence; comfortable presenting at the board or C-suite level.
Preferred• Experience in specialty finance, net lease, equipment finance, sale-leaseback, or corporate real estate advisory.
• Existing relationships with corporate real estate and finance leaders in asset-intensive industries (logistics, retail, healthcare, industrials).
• Familiarity with tenant improvement financing mechanics, lease structuring, or corporate CapEx planning processes.
Compensation & Benefits• Base salary: $150,000 annually.
