Job description:
The Retail Property Manager provides first-class property management services and oversees a portfolio of properties.
Essential Duties and Responsibilities
- Responds to tenant needs, ensuring that administrative and building technical staff resolve problems promptly.
- Ensures that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.
- Determine and execute on timely basis escalations, reconciliations, and rent collections.
- Performs periodic regular property inspections. Recommends alterations, maintenance and reconditioning as necessary.
- Experience managing tenant improvement (TI) and capital expenditure (CAPEX) projects from planning through completion.
- Monitor construction progress to ensure compliance with plans, specifications, and local building codes.
- Identify opportunities for cost savings and value engineering without compromising quality.
- Prepare all Service Agreement and Construction Agreement documents (including work authorizations, addendum's, amendments, and contract approval forms).
- Prepares accurate tenant billings.
- Coordinates tenant move-ins and move-outs, and inspections of spaces with tenants.
- Prepares and delivers timely, accurate and complete reports.
- May produce research data on budget line items or entering budget data provided by manager into budget reports.
- Maintain current certificates of insurance for all tenants; ensure coverage complies with lease requirements.
- May gather and confirm preliminary data for accounts receivable aging reports
- Performs other duties as assigned by Supervisor.
- Conduct tenant training meetings to improve building efficiencies.
Education, Experience, and Requirements
- Bachelor’s degree (BA/BS) from a four-year college or university.
- A minimum of 3 years of experience supporting a commercial or retail property management team is required.
- Must be able to handle multiple projects, changing priorities and a continually heavy workload.
- Advanced oral and written communication skills. Strong organization and time management skills.
- Strong desire to succeed in an entrepreneurial environment.
- Ability to work in a fast-paced environment and meet deadlines as provided by the Supervisor.
- Exceptional customer service orientation.
- Requires knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and/or commissions. Conducts basic financial analysis.
- Strong attention to detail and ability to produce high-quality work with little to no errors.
- Advanced knowledge of Microsoft Suite and Yardi Voyager. Ability to learn new and business specific software programs as needed.
